Bahria Town Phase 8 rise in 2015

So the problem still is in phase 8 no one knows when MR will have a Nazra Karam on pindi projects

I saw a good number of houses built in A block of phase 8 during a recent visit.

MR is busy launching Jinnah Commercial in BTK. Last date for registration is 25th May. Let’s see how Karachi market responds to this project. Will be a litmus test for Bahria Rwp/Isl.

I think there is some forest case is going on in Supreme Court these days against Bahria Town. I am not sure whether its related with Phase-8 or Garden City. I can witness good construction activity in Phase-8 possession blocks through google earth.

Allah fazal kara ga inshallah.At the moment market is very down because of BTK.MR is busy and focusing just BTK that's why sell,purchase is very less in phase8.Forget Phase8 Ext because it will take time.

What is your assessment on Garden City considering the forest case with Supreme court & GT road access issues? New investment should be considered under current situation? In case if there is already some investment, should be sold or wait for some time?

Bahria bragging about Jinnah Ave Commercial in BTK that all forms sold out the very next day of launch. Looks like a desperate attempt to stir up dead market.

Market will rise at its own time,possession plots are not a bad bet for genuine buyers at this moment who want to construct at some point,or even for investment visualizing next 5 years,because what come may possession areas will always will be live able even if bahria sunks,in other cities,slowly and gradually it will get inhabited,where on earth we can get a plot in 40 lack for a 10 marla in a decent place surrounding pindi/islamabad with modern infrastructure on offer,remember housing shortage and inflated rents,always push genuine buyers to look for their own roof at some point,even if you physically get a chance to visit ,you ll find number of houses being built,regardless of the fact if market is dead or alive,

Agar investors bahria karachi sey bhaag rahey hein tou my question is. “Where exactly the smart money is heading to?”

@MN. If you already have an investment in garden city then its better to wait because the overall market in general and Bahria in particular is quite down these days, so its a bad time to sell. On the other hand, making any new investment right now is too risky unless you can hold for the long term (5 years), if required.

This is the best time to buy a piece of land in phase 8 for living purpose. Im an overseas and recently purchase 10 marla in F1 very reasonable price. I done my research for 6 months and end result is there is no match specially in RWP for phase 8.

you can get a good 10 marla between 4 to 5 million and spend extra 7 millions for good 5 bed room property in very reasonable price specially in Rawalpindi with Bahria tag.

so my sincere advice for all those who want to buy for living purpose, you can go ahead if you want to build your home in Paksiatns one of the top housing society. Phase 8 will be the most beautiful place to live in next 5 to 10 years.

Thanks for the feedback. I plan to build a house in 3-5 years time. It appears that the price for 1 Kanal plot in Bahria Garden is is ~ Rs. 6 M. I don't think that I can find a possession plot in this range in RWP/Islamabad. I shall appreciate if you can let me know whether I should go with Bahria Gardens or should look for some other sector in Bahria Phase 8. If some other sector, kindly propose.
