Bahria town university it is which is about to get launched in safari valley, development in bussiness district is going on at fast pace around that statue of liberty and possesion of few blocks is also expected withing this year. So there isint any negligence from MR or bahria managment towards phase 8… Genuine buyers are coming through now for living purposes …all gud signs which would bring steady rise.
I visited Business district few months back and there was zero commercial building and one can only read "Bahria head office coming soon.."
as genuine buyers taking time to build houses so give it few years

Usman, prices jump when developers and dealers together play game. Otherwise, there remains steady increase due to genuine housing demand and this is what we are experiencing in BT.8 and other places. The best you can do is to position yourself in such a way that in next big wave you surf high.

The big negating factor, on phase-8 when placed beside Islamabad higher education facilities, was only the lack of university and this new university, I need to confirm yet , will place phase-8 at a very high value as up to higher secondary, Rawalpindi education facilities are second to none.
As I posted the GT road access conflict, it is now my moral obligation that I shall prove with more info. I will do once I visit Pakistan in the next month.

But u know that phsae 8 ext 5 marla is on 3 lack profit but 1.5-2 yrs ago it was on 17 lack profit and
10 marla is now on 3 lack profit which was previously 20+ lacks profit.

This high/low profit jumps relates little to BT and most to us!
In spite of the fact that we boast about ourselves being experts, most of us are the big fat “Bhairhs” in the “Bhairh Chall”.
In sector-M, I bought one 5 Marla at 18,500 lacs and after 7 days sold at 30 lacs in the past!
I immediately thought of myself being a mighty expert and bought a plot at 62 lacs which is now being offered at 35 lacs.
I know this plot will come up if I learn how to hold and how to control.
But in spite of the fact that my friends listen to my advices and most of the times I am half @*& right but made a lot and lost a lot in this “Bhairh Chall”.
We the expats, cannot do anything else rather the property and there is nothing else in Pakistan to invest with, we are also one of the main players in this regard.
Usman/Qayyum: absolutely, we can not take artificially hiked prices as baseline to compare it with today. This is true particularly for files which keep fluctuating depending upon speculations.

Don't play even don't think for file game which is always risky.Bahria phase8 is in the air not on ground so no need to jump even no profit.
Always go to possession or near possession area which is totally safe.

Somebody has posted following news on another property websites. I am sharing here for forum members but i am not sure whethef its true or not. If anybody has got any info regarding it, pls share with us.
"An agreement has been finalized between Malik Riaz & DHA , according to which DHA Rawalpindi is going to take over Bahria Garden City. It will be linked with DHA Phase-3 till the end of this year."
What will be the impact on Bahria garden city ?

If it's true then forget Garden City because Dha is very slow in development.It's might be true because MR is busy and focusing just Karachi.Allah knows best.

Yeh nadem bahi dha is a long long term investment.
it takes around 10+ years for every dha project to be ready.
but no one knows after Garden city will be taken by dhA might be there will be a temporary hike in price

It will mean that Bahria has given up at RWP and no more focus at BT rawalpindi …negative impact on price and development.
I think Bahria Garden City is already developed. Is it not correct? DHA has nothing to do much about its development.
Secondly, i just read this news on another property website, of course its not confirm news until any of our forum members has got any clue. Personally i have doubt about this news because DHA Rawalpindi already has lot of mess created & many of its projects are delayed. It wont be wise decision to jump into another project. Looks very difficult, it can be self created news of any frustrated mind.
