I am just a student if Zameen is a class here. I can see a lot of learned people in this place who are really admirable on property matter.
I may be good enough in utilizing my PAK resources but certainly not the best in this regard as well.

The “Ring road”

Not only the M sector will get the ring road but E1, P, K, l all will be connected to the ring road as it will be connected to the “Bahria Expressway”!
I used M just symbolic.

Commercial areas take time to get good monetary standing: for example see DHA-2 shops prices and the rents? You will see a mismatch in investment versus return in spite of the fact that DHA-2 is populated at most places. The house rents have been jumped up from 65 K to 80 K in less than 1.5 year for a 1 Kanal house with basement! So first residential then commercial.
Regarding the Willaet complex, I am sorry to differ; the Willaet complex is a very different story as it is not Bahria Property. It is RDA material and when you buy, Bahria is not the custodian, RDA registry. This was another brain child of MR when He got entrance for his phase-7 from the landlord.
Frankly speaking, I still do not recommend this placer for investment.I may be wrong!
I fully agree with you that in near future, DHA and BT will leave Islamabad much behind on so many aspects. For example, I have shops in F-11 Markaz: The cost is now 80 lacs; the rent is Rs 33 K ONLY. And these shops are in “F-11 MARKAZ”.
If I take just a single shop in BT even at 90 lacs, the rent is surely much more than Islamabad.Imagine what would be in future?

I am not at all negating safari valley but just months before I visited Usman block after rains, the upkeep was not impressive but that does not mean that valley will not prosper:
For example: See in Westridge, I can show you General’s houses made right above the sewage drains and run in crores of rupees.Status and value addition dictates!!!!
When I say “Distinct, I do not mean the distinct from coordinate location, I mean the safari block versus the other blocks of BT Rawalpindi, for example the road shoulders, the size of roads and I took the short inputs from the residents and it was not great.
Naturally when you compare something, you place it beside some established standards and when you compare BT phase-1-6, BT Lahore and even garden city standard is much superior to the valley blocks. Phase-8 is huge and valley is just a fledgling child of phase-8.
Now my very careful reply on the ring road:
Malik Riaz is going extra miles to put some life in the dead skeleton of phase-9. But a mishap happened. A star man of MR called Qasim made a fight with Malik Bari and that ½ kilo mete piece joining to GT road, gone in dispute once again . It was sorted out when they placed AD for zone-4 plots on instalments. This piece has importance of not in millions but in billions and MR has set up another man in negotiations with mafia to settle, as we speak.
