I really liked your investment in safari valley and i think plots are better investment than shops or apartments.

You are right bahi safari valley Ali and Usman block is good for mini 15x20 commercial but both blocks will take time.I personally like Ali block near commercial hub.

I mean if you purchase shop in 5 to 6M and rental value is 30k then better purchase small commercial 15x20 in price of 3 to 4.5M then 1.5+ or 2 M construction= 4.5 to 6.5M after that 35 to 45k rent and main thing "zameen bhi apni ior chat be apni"

Yup ali block has more potiential for good comercial return as it is well located close to hub comercial and lake view block on other side … 60 lack investment for 35 thousand rent is mouth watering :stuck_out_tongue:

Good luck for your investment. It also seems to me an attractive investment (15*20 commercial in Ali block) option.

However one of my BT-Phase8 dealer friend advice me below;

1: There is not much population at Safari valley, Ali block

2: Plot size is very small

So it will take time and good rental may also take time.

1: Please estimate the possible rental (35) after construction (8 months).

2: Please estimate the possible price appreciation of this plot after 2 years.

Construction speed in any value added area is never linear, it always starts from few houses and when some number of houses are built, it goes always exponential speeding up on fast pace.

However there is some bench marking available in Rawalpindi housing townships: DHA-2 proper now in its 23rd years since it was introduced as Morgah-2.

BT Rawalpindi is a little different story but has more than 15 years since its start up. Air force housing Tarnol is older than BTs and DHAs.

If we compare the rates, in 1995 a one Kanal in the then Morgah-2 in sector B was at 7 lacs and was readily available. Now the same plot is at least at 1 crore 15 lacs with no filling and at height.

Both BTs & DHAs are now in the phase where depreciation projection is now almost zero.

Think of Pindi populated areas where plot never came down whatever happened during the so called booms where DHA-2 Proper a 1 Kanal came down from 68 to 40 and BTs down to below imagination.

NOW, I think DHA (phase-2, commoners part of DHA & BT, phase-1-6, phase-7 ands phase-8 (claimed land) will never see a drastic dip.

Talk of appreciation: I think safari valley will take at least 3 years before a good profit could be anticipated: Reasons~ roads maintenance being neglected, some blocks look in poor conditions, no proper clean up after rains, some places no gas and no assurance in near future.

In a way it could be said that it will appreciate like satellite town, new Katarian or Westridge but not in Bahria way….at least as per the present status. No signs to compare with phse-1 to 6…. So far!

I think, No depreciation both in commercial and residential (in small plots) but commercial small plots would, In Shaa Allah, gain more than the banks where profit is haram and 15*20 plaza with 3 floors may deliver 50+ K per month BUT AT LEAST 1.5-2 YEARS FROM NOW.

Now the renters are mostly dealers but after family starts shifting the whole scene changes altogether.

15*20 would see only , tailors, vegetable shops, small groceries, lady parlors, stationary etc.

Demographic dynamics and associated projections largely depend upon the populace shifting trends.

Phase-8 has 32,000 plus plots. Families are now moving in valley blocks .That is the reason safari valley will be much visible within 2 years time.

My source in RDA says that ring road is very hot topic again inside the authority and the way MR is extending BT Sector-M towards the ring road meeting point, it could safely be said that something would pop up in Nawaz Sharif time. New Fateh Jang airport and at least announcement of the ring road have to be materialized in Nawaz time if they are looking for Islamabad and RWP seats in the next election.

One common mistake, we always make is that we mix valley and phase-8. They are very distinct from each other.

As" M" block is located bet SECTOR L and I on one side and J on other side with K block down and in front the bahria expressway and commercial areas plus villas. SO HOW COULD M BLOCK be extended and in which direction and where comes the ring road here??

Dear Abdul Qayyum, you analysis is based entirely on housing/population growth and does not factor in commercial activity. In the years to come when Business District, Wallayat Complex and nearby WTC and DHA commercials are fully operational, this will completely change the outlook of the area. Prices would then be measured on genuine demand instead of temporal hypes. More and more people would prefer to live in the beautiful Bahria and DHA than increasingly mismanaged Islamabad.

Abdul qayyum sahb how long have u been to safari valley ?? i dont see any damage road or cleaness issue there :stuck_out_tongue: and how is it distinct from phase 8 ?? valley is located inside phase 8

Bahria phase8 one of best place for living and second number is Dha phase2.

It's the time to invest in Safari valley or phase8 even in undeveloped blocks.
