Construction speed in any value added area is never linear, it always starts from few houses and when some number of houses are built, it goes always exponential speeding up on fast pace.
However there is some bench marking available in Rawalpindi housing townships: DHA-2 proper now in its 23rd years since it was introduced as Morgah-2.
BT Rawalpindi is a little different story but has more than 15 years since its start up. Air force housing Tarnol is older than BTs and DHAs.
If we compare the rates, in 1995 a one Kanal in the then Morgah-2 in sector B was at 7 lacs and was readily available. Now the same plot is at least at 1 crore 15 lacs with no filling and at height.
Both BTs & DHAs are now in the phase where depreciation projection is now almost zero.
Think of Pindi populated areas where plot never came down whatever happened during the so called booms where DHA-2 Proper a 1 Kanal came down from 68 to 40 and BTs down to below imagination.
NOW, I think DHA (phase-2, commoners part of DHA & BT, phase-1-6, phase-7 ands phase-8 (claimed land) will never see a drastic dip.
Talk of appreciation: I think safari valley will take at least 3 years before a good profit could be anticipated: Reasons~ roads maintenance being neglected, some blocks look in poor conditions, no proper clean up after rains, some places no gas and no assurance in near future.
In a way it could be said that it will appreciate like satellite town, new Katarian or Westridge but not in Bahria way….at least as per the present status. No signs to compare with phse-1 to 6…. So far!
I think, No depreciation both in commercial and residential (in small plots) but commercial small plots would, In Shaa Allah, gain more than the banks where profit is haram and 15*20 plaza with 3 floors may deliver 50+ K per month BUT AT LEAST 1.5-2 YEARS FROM NOW.
Now the renters are mostly dealers but after family starts shifting the whole scene changes altogether.
15*20 would see only , tailors, vegetable shops, small groceries, lady parlors, stationary etc.
