One more point; price tag of the plot and installment plan is also not that important because BT can charge you extra development cbarges anytime during next ten years. We were charged 100% EXTRA charges for phase 8 and even then we could not get possession. After that further charges (180, 000) were imposed last year per 10- Marla plot. As I faced these things during last ten years thats why sharing with you guys. BT is good only for the investors who keep moving plots after every six months.

To me, the only risk at the moment is the amount paid against registration form.

If the applicant will not get a plot after balloting, he'll loose that money except refund, otherwise the initial investment seem to be profit oriented.

According to history of BT projects, the three stages of project development life cycle usually goes in the following way:

  1. Profit, 2. Loss (Minus, term used by investors), 3. Profit

So are they going to ballot or will it be another ‘khush khabri’ and ‘shukriya’?

Some dealers are duping people by offering confirm bookings,and look at the catch,you have to deposit 100,000 own along with a current market amount of bt karachi form,or the form itself,which obviously is to ridicule the general public,as bahria has clearly advertised that no one has been given an authority for confirm bookings,as per the gossips its almost 99 percent for sure that the form holders will get a booking,and these are just coming up with tactics to make extra money ,as space for karachi project has been tactically assigned after getting the response from the general public,ad is expected any time from now

So if a dealer is giving confirm plot and asking 100,000 to confirm the plot I think they would know that everybody (or atleast 80%) will get the plot provided if they submit the form.

All i know is we should not get carried away by dealers and their tall claims about confirmed plots. Nothing is clear for the time being and any cash paid extra then Rs.15000 is going in dealers pockets. So we should not encourage them, as they could crash the market at any time when they see that they have earned alot.

Now i think the people who didnt took the registration forms when it was open, they should now wait for the project to launch and then buy the plot file on some ON which in my opinion wont jump righ-away to a very unrealistic value.

I think Bahria will allot maximum ratio plots as they are greedy to have money for their projects but map and other requirements may take years, It is better to wait till map and get plot with number even at a more cost of 4 to 5 lac instead put your money for 2 to 4 years without having plot numbers

@ Rehman, yes it is the best time to buy but then risk will be too low and the cost will be too high. If bahria town karachi started off with good reputation then the files will catch fire and the prices will be sky rocketed until you wait for the plot numbers and maps.

Crux of bahria town karachi is a definite information as to how many registratin forms are issued in comparison to how many plots will be offered by Bahria Town Karachi.

If ratio is 100:80 for forms:plots, then I beleive its worth a risk, however at this point we dont know anything for sure

Very good point noted here Outstream because that means everyone is getting something if they wish to, Seriously its a lot of mess that has been creaTed by bahria, They better come up with something solid otherwise it will be a disaster.

Outstream, that AD is a typical example of IED Bahria throws here and there to cause massive confusion:)

I checked the AD again it implies that holders of Hoshang, Pearl, Icon and Tower forms will be able to apply for residential scheme if they forego their original booking in these four. So its Either/Or thing NOT in addition to thing.

Thats true, it is a either / or thing.

but the point is, after selling X number of residential forms, bahria is still offering commercial form holders to change to residential stuff if they wish.

this means bahria has residential land to allocate to new commers in addition to the people who already have residential forms.

First project or first phase launched by Bahria in a new city/place is always good,reasonably priced, delivered, one of the --- in Pakistan.

What they do in second project or phase just take the example of Phase 8 Blocks, Phase 9, Business district, Bahria Greens Lahore, Bahria Enclave 2(kamanay walay kama gae aur...).

A good percentage of people will get plots on purchees (via ballot) and rest will be asked not to loose heart and hold their purchees for next launch, which will be soon after first without ad/general booking so people will continue to play purchee purchee. Even if the purchee game is played means there is activity in Bahria Property, why stop the game.

If you want to go for it, go for it now.

Raja Sb! So we are going to get it at the price you mentioned or need to pay own (whatever they call it!)? The dealers are asking 70k to 100k own on 5 marla from the last few days!

Outstream, Its all speculative how many plots vs how many applications(perchees). Right now word of many mouths is that there are 1 lac perchees and 2000-4000 units. That makes it 2-4% of applicants would get plots. Add to this quota bahria is going to reserve for her, her employees and favourite dealers. That’s quite pathetic. But we will see which side camel sits on next week(Aunt kiss kerwat baitha hay)
