Although LDA Avenue I enjoys a stupendous location on Raiwind Road, the society has not been able to witness much growth in the last few years because of litigation issues. Will things turn around for the society in 2017? Let’s find out.
After the new tax regime kicked in during July 2016, most sale-purchase activity dropped for many societies. However, it hit the litigation laden LDA Avenue I harder.
According to Zameen.com’s stats, the average price of 1-kanal plots in the locality dropped by 1.43% in 2016. Although the story was different for 10-marla plots, which saw an increase of 1.62%.
My sources now tell me that sale-purchase activity in LDA Avenue I has picked up during the last week. Even average prices for 10-marla and 1-kanal plots have seen a jump.
At the moment, houses are under construction in Blocks A, B, G and M, but litigation issues continue to prevail in many other blocks. Despite the Lahore Development Authority (LDA) holding two separate ballots to allot alternate plots to compensate its victims, many plot owners are still waiting.

The value of 1-kanal plots on LDA Avenue I’s main boulevard can go as high as PKR 22,500,000.
What is the future of LDA Avenue I?
As mentioned before, LDA Avenue I has an excellent location, but the civic authority has to find solutions for its litigation issues. That’s the only way for it to become a favourite amongst investors; otherwise, stability in prices will continue to prevail here.

According to my source, the Lahore Development Authority has acquired some litigated area of K and L blocks, which is why the machinery can be seen there. It is expected that plots will be allotted to the victims. The picture will hopefully get clearer in a week InshaALLAH.

I have heard that the LDA is in the process of acquiring a previously litigated area in Blocks K and L and machinery can be seen there. Hopefully, prices will increase if LDA starts development there.

Any update on LDA Avenue-1?
I am one of the victims with a kanal plot in Block A. The transfer letter is not handed over to us thanks to encroachment in Block A. And not only encroachment but LDA’s way of dealing the matter. Everytime its a new story. Sometime its their internal mistake of giving wrong numbering to plots which no one takes responsibility for and other time its WASA not able to drain water out of plots. I tell you guys they will only get serious once they are done with LDA City. Until then, people like me have no chance but to wait.

I heard that LDA is taking an affidavit from the buyer during transfer that LDA can give alternate plot due to litigation even for the clear plots which were earlier transferred and possession letter was issued. These clear plots list is on LDA website. If this is true than buyer would not purchase a plot with ifs & buts. I guess this is just a negotiating tactic to bring the plot holder on back foot. Pls put light on it.
I am also a victim, still waiting the possession of my plot which was originally at very nice location.

A couple of months ago I got a chance to visit LDA Ave-I, the location is great. Can you please explain why the price of clear plots is still not up as compared to neighboring societies? I submitted my submission plan for 10 marla house in LDA Avenue-1. I heard that DG LDA put on hold all issues related to LDA Avenue-1 due to no standard cutting of plots and now that are working on it again.

I have a plot No. 651 in G block which is under litigation. What should I do further. While LDA ATHORITY has a grave silence over the decades on the issue. Are other 15 years required to resolve this matter? Deptt. should decide it in the life of the allottes concerned or introduce the refund policy as per present market values of the plots.
