Phase I
Phase I is completely developed and the Defence Housing Authority (DHA) has handed over possession of properties here. Genuine buying and selling is underway here, but investors are also in the game to bag good returns.

Phase II
DHA has yet to grant possession in Blocks M, N, and P of Phase II. Though these blocks are developed, they await possession because the water tank is still incomplete. However, the tank is in its final stages and investors should expect possession to be handed over within a couple of months. Another impressive feature of these blocks is underground electrical wiring.
This phase features 5-marla plots. Block P also has a limited number of 10-marla plots.

Phase II (extension) still shows no traces of development and DHA has not balloted plots here yet. However, according an unofficial source, this will be done within a year.

Where to buy
Currently, 10-marla plots in Phase I are experiencing good demand from genuine buyers. The prices of these plots were PKR 6,000,000 to PKR 6,500,000 about a year ago, but have increased by PKR 2,000,000 now. So, I would definitely suggest you consider these plots.
In Phase II, you should consider properties in Blocks M, N and P. As mentioned before, DHA is expected to grant possession in these blocks within a few months, which is why investment here can prove to be beneficial.
You may also invest in Phase II (extension), but I would suggest you reach original owners in order to avoid any untoward situations. If you want to bag good returns in this area, you must hold on to your properties until DHA makes an announcement about balloting.

Maximum land has been purchased by DHA. It is situated after phase 2 posession blocks.

just to correct the article for some accurate information .
DHA Rahbar has Phase 1 and Phase 2
Phase 1 as you mentioned above near to Alternate route , Phase 2 is 8 Marla and 5 Marla (limited) it has all overhead wiring .Phase 2 Ext was launched in 2014 which was balloted and block M,N and P are from this phase (this possession as you mentioned is due in H2 or Q3 in 2016 .Now soon after Ext balloting they have further launch areas in form of Ext (whose files are traded these days) . Regarding authentic buyer one needs to convert Affidavit file into Allocation as early as possible to avoid any confusion . Kindly consider this as positive in light of guiding correctly to others .

Phase 2 was originally for low rank Personnel of Rangers it is fully developed with few living homes as well .Only problem which people dont admire it is over head cabling WAPDA .In 2014 DHA rahbar launched Ext project as Blocks M,N,P which is at the moment almost completed and waiting for possession .These plots will have underground wiring and even better approach then original Phase 2 blocks it seems a very good choice both for investment and making homes as it is near to Kahna fly over .Similarly further ext to block 2 is launched in 2015 for phase 2 which are just files but balloting is expected very soon ,So if you have low budget go for file and if you wan to invest in some thing which is ready to build and there is potential of increased price upto 20 to 30% in a single year .Sorry I’m not a property dealer as this working i have done when i was investing last year ,i have my own ways to gauge things so will not be able to suggest some dealer but rule of thumb suggest get the rate from some property dealers and you will surely know how to get good price . I think it is about 137,00,000 right now.
