Located on Ferozepur Road, LDA City is said to be the largest housing project in Pakistan and the Lahore Development Authority (LDA) has planned to execute it with development partners such as Paragon City (Pvt) Ltd, Alpha Estate, Urban Developers, Maymar and Pak Estates.
The project faced controversy last year when the National Accountability Bureau (NAB) intervened to scrutinise its records after being solicited by stakeholders. However, the LDA responded to the allegations and clarified how the society’s affairs are transparently being dealt with. You can read more about it here.
Current status
Project stakeholders have been waiting for development work to start in the locality for quite some time now. I have heard that the development of the main access road is underway and almost 90% of the land required for the project has been acquired.
According to sources, development work was supposed to start a few months ago, however, the budget for its development was then allocated to the Orange Line Metro Train project. The upcoming budget is expected to have a chunk reserved for LDA City and once funds have been allocated, development work will most likely commence in September this year. However, the LDA has not made any official announcements regarding this just yet.
Sale-purchase activity
Since LDA City shows no particular traces of development yet, investor sentiment is somewhat unstable because of which the locality is not witnessing impressive sale-purchase activity these days. But activity will probably pick up once development work has been initiated.
Prices
Because of the same reason, property prices in the locality have not been able to show an upward trend in the recent past.
The booking price of different categories of plots is as follows:

Should you invest in LDA City?
LDA City might have good investment potential in the longer run. If development work is started in September, only then would it be advisable to invest here. Otherwise, property prices are already on the rocks.

Thanks a lot for your feed back. I always read & appreciate your blogs / comments on the forum.
Over the past few months, LDA city has issued letters to all file holders who were delaying the due installments, as the project is not even on papers yet. The letters say “your booking has been cancelled”. Luckily I was in Lahore last December & went to their office to inquire / pay delayed installments. But they refused to accept the installments & told me to leave an application for reinstatement along with a cheque of due installment. If they decide to accept, they shall encash or the chq shall be returned. End of January, the chq has been encashed from my bank but still I did not receive any receipt of intimation from them on the subject. Last week I sent the next installment cheque & again they refused, saying your files are cancelled!!!
Now my question is; Can they cancel my files like this? I have paid down payment + 2 installments. Third one they refused to accept. Do I have any rights or it’s all ONE WAY TRAFFIC? Do the subscribers have no rights in Pakistan? How can we deal in these situations being OVERSEASE PAKISTANIS?
I would appreciate your expert advice on this case. I know a lot of people are in similar situation with LDA city booking. Please advise soon.

I suggest you visit one-window cell of the LDA and discuss this matter with them. I am surprised that the LDA did not change the status of your cheque even after it has been cashed.

LDA as usual trying to scam the poor, i’ll rather buy a file in DHA or any other smaller housing scheme rather than investing in any of LDA projects. LDA = band of thieves.
This is a very refershing post by you! Thanks for this, LDA City has one of the best location out of all socities around even better than Prism and all phases but it is only a location with no real people behind it. What a shame this will be used and influenced by politicians. I personally do not believe this project will take a solid shape in generations to come but a little hype every now and then will be created by investors or stake holders. It is a dead investment unfortunately and I believe this may be used in next election compaign by politicians and then nothing for years ahead.
However if this project is taken up seriously it can benefit a lot due to its location and societies nearby , I believe developers can make far more money by honestly working on this project instead of only eating away the deposits and over booking money from innocent buyers.
On average the 10Marla in nearby societies are 50lacs plus and LDA city is offering same at 15lac or so , its too good to be true.
Unfortunately I myself is one of the Victim of this and bought by 10marla file outright for 15Lacs 2 years ago and have struggled selling it for last 8-10 months as there is no buyer in the market for it.
You are lucky that you bought it for 15 lakh for 10 marla plot. I aready have paid 17 lakh with 2 pending installments , 1.5 lakh of each.
Although, I have considered it as long term investment but now i can only hope that ‘All is Well’ 🙂

I would say that this is purely a dead investment. No one should go for it. I was also the victim of it, but luckily i sold my Installment plot with the prayers of mighty allah. Installment is a trap and once you get in then you have no option to do instead of paying installment. Balloting date and development they are far far ahead. Too many files sold by LDA people and they are enjoying with our hard earned money. LDA is a total scam no one will listen you on One Window Cell. I sold my home of Faisal Town and i get NOC after three months in which i was living from last 20 years, but they convert non-issues into issues. LDA people are always asking for under table money, unless and untill u dont give them your file will be pending for months, in the end you would be forced to do like this. DHA is most secured for investment if you have little investment share it with your friend or with some relatives etc but believe me LDA is a total Scam.

Dear Zain Nadeem,I want to ask you that the recent price increase in LDA Avenue-1 would last for how long. And average price of 1 kanal that is now 74 to 77 lack would increase how much in coming time. If I hold the plot who long one should wait. Is there are chances of prices decline in future.

LDA city, file search on LDA website is closed, the link is not working since the NAB has given clean chit.

soon after NAB has given the clean chit, GOVt has closed the page on LDA website where one could search the file status online…. it looks like after taking clean chit from NAB, Punjab GOVt will now play its role of corruption in wide.
