DHA Islamabad is seeing tremendous activity these days in terms of real estate development. Currently, speedy work underway in various blocks of different phases and property possession is being granted simultaneously.
Of all the phases, it is Phase II blocks located across the Islamabad Expressway – Blocks K, L, M, N, P & Q – that have been creating quite a stir. Speedy development work in these blocks has brought along a nice rise in property values. On average, property rates have gone up by 27%. Let’s have a look at the price ascent in these blocks one by one.
Block K
Because of its location on the Islamabad Expressway, Block K was developed on a priority basis and possession was offered right away. Featuring 1-kanal residential plots, it is one of the most expensive blocks with rates varying between PKR 11,000,000 and PKR 15,000,000. According to stats recorded by Zameen.com, the average value of these plots has gone up by 29% in the last year.
Block L
In Block L, 100% of the plots have possession. Just like Block K, the majority of plots in this block are 1-kanal in size. Depending on location, prices range from PKR 9,000,000 to PKR 13,000,000. In the last one year, the average sale price of property in Block L has gone up by 21%. Here is what the price ascent looks like graphically:
Block M
Block M also has 100% possession. Here, the sale price of 1-kanal residential plots ranges between PKR 8,500,000 to PKR 12,500,000. Per Zameen.com’s stats, the average property price has risen by 22% in one year.
Block N
In Block N, possession for 90% of the property has been handed over. A sizeable chunk of land here was relocated to Block P. The sale price of 1-kanal plots in this block falls between PKR 6,500,000 and PKR 1,000,000, and a price rise of 17% was seen between May 2015 and April 2016.
Block P
Block P is one of the most recommended blocks of Phase II. The average price appreciation has been the most striking here – a whopping 46%. Property rates in this block fall between PKR 8,500,000 and 11,000,000.
Possession of only 20% of the area has been granted in this block, which suggests that there are chances that property rates with rise by another 10% to 15% in the coming few months. However, bear in mind that the price escalation is already quite impressive, so further ascents will not be as stark.
Block Q
Property possession of 45% of the land has been granted here. In terms of location and rates, it is quite similar to Block P except that prices here have gone up by 28%. In this block, rates fall between PKR 8,500,000 and PKR 11,000,000.
What to do now?
The current development status and rates suggest that these blocks have reached their peak and any further rise will be gradual and marginal. Samra plz write in detail of major developments happening DHA Islamabad Phase 2 Extension. All i know that all dues clear files or Open files have same prices for all the blocks, now market defined new prices sector wise starting from Sector A about 5.5 million to T about 2.7 million. I heard DHA Phase 2 current P Q blocks are developing by DHAs own construction company, however the DHA Phase 2 Extension is still under the old JV of DHA, Bahria & habib rafique. Further it was news on starting of installments back in year 2010 that all dues clear files will be preferred in re balloting of plots of DHA Phase 2 Ext. So, even after development starts in Sector A, B & C of DHA Phase 2 Ext still DHA not yet announced any scheme of re balloting,
