Among new DHA projects in Pakistan, DHA Gujranwala seems to be the most happening one at the moment. According to various agents operating in Gujranwala and dealing exclusively in DHA properties, the developer has acquired about 90% of land for its Phase I and a Survey of Pakistan team has also started its work at the site.
According to Roshnee Estate CEO Col (R) Saeed Mirza, some pockets of land within the premises of DHA Gujranwala Phase I are yet to be acquired and various investors are busy negotiating with landowners. “Offering landowners a higher rate for their land can speed up the acquisition process, but that is for the DHA alone to decide,” added Col Mirza.
However, with 1,500 acres of land already acquired, the DHA has judged the time to be right for Survey of Pakistan teams to begin their work, shortening the time until the balloting process. “The balloting of Phase I might be a year away at this point,” said Col Mirza.
Per the April 2015 stats of Zameen.com, the average sale price of a 10-marla residential plot file in DHA Gujranwala is PKR 1,675,000, which dropped from a January 2015 high of PKR 1,800,000. However, the April rates are still an improvement on the March figures, when the same file was being traded for PKR 1,625,000 because of oversupply.
The trends were somewhat similar for 1-kanal residential plot files in DHA Gujranwala, whose average value, per the stats recorded by Zameen.com so far in April 2015, was PKR 2,685,000. Back in January 2015, their average sale price was PKR 2,795,000.
Col Mirza believes that the rate of these files will not drop any further primarily because of the fact that solid on-ground work has begun at the DHA Gujranwala site. “After reaching their minimum value a month ago, DHA Gujranwala plot files are once again set to gain in value since the market’s present slump has already made the real estate investors more interested in them,” he added.
For the remaining quarters of 2015, Col Mirza foresees a very active market for DHA Gujranwala. “The gradual rise in value of these files backed by the DHA Gujranwala management’s solid commitment to balloting Phase I of the project as soon as possible makes now the best time to invest in these files,” he said.

oh my goodness credibility check. Where it is?? I sell Dha but why sell Dha at the cost of lies. Well if the rate is down due to over supply what if Dha buys more land and more supply comes shouldn’t this mean further lower rates. And u mentioned Dha is buying few patches of land this means land disputes aren’t u aware land disputes in Pakistan take ages what makes you think it would done on early basis.
Zameen.com has failed here to give its honest opinion to readers this article is a blunder a suo Moto should be taken. This even beats common sense.

I am surprised to read this seriously the reason of price drop is not just over supply its lack of interest in ground breaking ceremony Multan Dha gets priority. Uncertainty in completion time.

The comments given above by Basra sb, as I could make sense out of it. The matter discussed by Samra is 100% correct. The downward trend of files was triggered by the fact that DHA forbade farmers to cultivate in the next growing season on the land already acquired. In response the farmers bought land in other areas and they had to sell their file to make their commitments of paying their dues.

saeed sb out of your comment what sense i could make is as!! dha has allowed farmers to harvest land so this means no chance of ground breaking and no chance any where of development. as how would a farmer allow with in 6 months period thts till almost November let dha destroy its rice crop. dha has neglected gujranwala and many dealers and investors are paying price of it.
and its easy to write no issue on noc and gda then getting it done. and thx for mentioning 4 to 6 years

When will DHA commence the Advertisement ? Advertisement is a tool & very essential to attract the people in this era. DHA is doing nothing in this regard. Whereas other housing societies are expending huge money for it both on Print & Electronic media.
Could you please share the progress in this regard ???

Usman , I agree with U. DHA Gwa is a bit slow in this regard, probably because of 2 reasons. 1. the survey is going on in the phase 1. 2. They are trying to clear the pockets in the acquired land which will hinder in their town planning, although about 1600 acres have been acquired. The exact position will be given after consulting the authorities. Probably balloting will take one year.
