A large number of people have invested in Bahria Town’s Green Valley project and many of these people are still unaware of the project’s current status, as Bahria Town has yet to unveil the exact location. Most investors seem to have no clue about what is going on in Green Valley, which is why I am specially covering the locality in today’s post.
Green Valley is expected to be located right in front of Bahria Orchard, according to Property Management Services Country Head (Pakistan) Mr Fazeel Ur Rehman. We also learned that Bahria Town has offered a merging option to the investors, under which they can merge their plot files into a single commodity and adjust their file(s) to settle their due instalments – a move hinting at Bahria Town’s seriousness about realising the project and handing property units over to their respective owners.
Though the locality is not witnessing impressive sale-purchase activity at the moment, we should expect to see activity picking up there once Bahria Town announces the location officially.
Property file rates are currently below their starting prices in Green Valley. According Mr Fazeel Ur Rehman, 5-marla, 10-marla and 1-kanal files are approximately Rs 125,000, Rs 275,000 and Rs 400,000 in minus, in that order.
If you have more than one plot file in the locality and the instalments are due, you should think about getting your files adjusted in order to settle your instalments.
I believe Bahria Town is waiting for the investors to make their move and consolidate their files, after which the developer will unveil the location map of the society, a move with which the investors will finally heave a sigh of relief.
In the end, I would like to thank Mr Fazeel Ur Rehman for always being so cooperative with us and providing us with his professional insight into Bahria Town’s projects.

nice effort, in my opinion u need to do more research like
when it was launched ?
What was the price comparison at the time of launch with neighboring Bahria other sectors ?
Is launching price per marla justified as compare to other Bahria sectors or nearby societies?
Why Bahria is not disclosing the location ?
What is the Bahria feedback with action plan, as the Bahria is the main party and without listening other party views we should not blame. If their actions are not convincing then people will reject their justifications.
i guess the location is adjacent to Bahria Golf City at Murree Express way
Dear Zain,
Your articles are very informative and give us a lot of information.
To begin with, I am sorry for always reading / saving / printing and using your blogs as serious guidelines but never really reply on comment on them due to time limitations but I guess I will start doing it in the future.
Please note my comments below.
1) In general, whenever writing a blog can you have a section on the top which clearly mentions the city we are talking about or perhaps, use brackets to mention which CITY is the blog about. For example, myself being a resident of Lahore knows where Bahria Orchad is but if it was some project in say Multan or Karachi or even a new project in Lahore, I would not know which city are we talking about.
2) Please elaborate the below extract from your blog
“Bahria Town has offered a merging option to the investors, under which they can merge their plot files into a single commodity and adjust their file(s) to settle their due instalments”
I think you are speaking French here. Detailed explanation with examples will be highly appreciated.

Zeeshan
