Located in Defence Housing Authority (DHA)’s Phase VI, Defence Raya is a high-end residential community featuring luxurious 10-marla, 14-marla, 1-kanal and 2-kanal villas.
Recently, DHA rolled out a teaser about this project in prominent newspapers. Does this teaser mean that DHA is trying to promote Defence Raya because the sale-purchase activity in the locality is relatively slow? No, it means something else.
According to an unofficial source, DHA is set to launch new 1-kanal and 2-kanal villas and 8-marla and 10-marla commercial plazas here in just a few days. However, let me make it clear that DHA’s teaser did not mention the launch of these properties. So, I suggest you adopt a wait-and-see policy for a few days.
And what do you think the prices of these new properties will be? Well, again, you have to wait for the official launch.
Phase I of Defence Raya is fully developed, while only a few villas have been built in Phase II. DHA is gradually handing over possession for villas in Phase II.
Should you invest in these villas?
Before giving my personal view on the investment potential of Defence Raya, I would like to share with you the market price of the villas in the locality:

I don’t think that Defence Raya is worth considering for investment for two reasons:
1) You must have big budget to buy a villa in Defence Raya
2) The prices are unlikely to increase rapidly
But for home buyers who wish to live in a serene environment and enjoy all the luxuries of a high-end residential community, Defence Raya is a simply brilliant address.
For investment, you should still consider Prism 9 (DHA Phase IX), which is witnessing good investment activity on a daily basis and where prices are increasing gradually.

While I agree with your opinion that these villas are good for the purposes of living and not necessarily investing, I think time to invest in Phase 9 is a bit risky at this point. Prices are over inflated. I would consider Phase 7 to be a better, safer and higher yielding investment in the short term (2 years atleast). Long term, phase 9 leads the way!
I agree that at the moment phase 7 offers better returns both for residential and commercial but then most people just follow rather than making logical and analytical decisions, infact most have not visited the area and invest huge sums of money

regarding DHA Lahore DRGCC Phase III
is the 1 kanal villa – is the price just for plot or include the villa build also?
or is build price separate?
is it possible to keep just DRGCC Phase III plot – or does the villa have to be built and the extra payment of the build made too?

Defence Raya phase 3, the newly launched one canal villa has the price inclusive of the plot as well as the building price in the full amount. Plots are not available. They will complete the villas and hand over
