The construction of the southern loop of Lahore Ring Road (LRR) will directly or indirectly effect all housing projects in this part of the city. Included in these housing projects that are anticipating higher demand and increased value of their respective properties is NFC Phase II. The project, if considered location-wise, is perhaps one of the most important real estate developments on Canal Bank Road, which runs parallel to Multan Road past Thokar Niaz Baig for the most part, since it is almost adjacent to Bahria Town.
Zameen.com is aware of the fact that a lot of people, both in Pakistan and overseas, have invested in NFC housing projects, especially in NFC Phase II, and they are eager to find out if and when the land they have purchased will gain in value. To help them get the necessary details, Zameen.com discussed the matter with Ittehad Properties CEO Mr Waseem Shahzad, who keeps a close eye on the property market of major housing projects located in the south of Lahore.
“Property rates in NFC Phase II are right now the cheapest among the housing societies located in its neighbourhood, making it a tempting investment deal for some investors,” said Mr Shehzad. Shedding some light on rates in the locality, Mr Shahzad said, “The slow development status and absence of necessary infrastructure has kept the rates in NFC Phase II from experiencing a decent price gain in the past.”
When we asked him about the effects of the completion of LRR’s southern loop on this project, he said the absence of solid on-ground development will hinder NFC Phase II from benefiting fully from the development of LRR. “A third party’s influence is keeping the NFC management from developing the project and therefore the southern loop of LRR will not have as much of an effect on NFC Phase II as it would on housing projects that are more developed,” he added.
“From where I see it, infrastructure development in NFC Phase II might not start for another year or so,” he said, adding that any investment in NFC Phase II would be long-term and its future would depend very much on the completion of LRR’s missing loop as well as on how quickly a prominent sector of a neighbouring housing project achieves its planned status in the real estate market of Lahore.
No project can remain stagnant forever, I guess, and a long-term project is mostly the one that ends up offering you better gains at the end minus currency depreciation and accounting for inflation. Nonetheless, if you own property in NFC Phase II or are considering investing there, Mr Shehzad suggests you must be willing to wait for a period of 5 years.

because its almost three years before Bahria has launched this project Initially development start rapidly but now 30 to 40 percent area of Sector E remained undeveloped

I would personally recommend Lake City since a lot of development is currently on on the road network connecting Lake City with important routes of the city. In addition to that, property rates in Lake City are also comparatively lower than the adjoining housing projects.

Aoa. Samra , I live in Islamabad , have little knowledge of Lahore . I find you articles very informative and read them with interest .I happen to own a 1 Kanal plot in AWT 2 Lahore ( also called AWT Asal Lakhowal ). Would the southern part of Lahore ring road construction positively impact the AWT 2 . Secondly how wide is the newly carpeted Rai Wind road that leads from Thokar Niaz Beg to AWT. I am very much confused about where to invest but the fact is that these societies are barren and far away from physical development.I have 2 x properties in sui gas phase 2 but for the last fifteen years or so they have only moved at a snails pace .should i opt for disposing them off or should i stick to them for another five years . The properties i have mentioned earlier are located in sector B and H respectively.Need an honest advise

No ppint to keep it. Neither NFC nor Punjab govt care about developing these projects. I have a house in Bahria. I paid visit to NFC, believe me your investment will be ruined if you keep your money in this society. LRR will not bring any huge benefit unless society does somthing itself. There is another society opposite sector D Bahria. Bahria is almost developed but that society is like barren land. So brand name or big projects dont change society fate until society management develop it up the standard.
I also have a plot in F sector.. BTW they held meeting on 31st January, lets see what they say ..

NFC II still remains prominent in jang classified ads of properties. every advertisement apparently is reflecting great flow of sale purchase with an advise to consult the ad maker before finalizing the deal.
the LRR southern loop, a well enchanting slogan is being raised every where by the dealers to attract buyers.

Deal articals are usefull here but after reading my point of view about property has changed.Money which we invest in propert which raise after many years why we dont consider business opportunities once we establish our business money automatic walks to us.just imagine my point should be wrong but i think we should invest property money to a cyclic business.
For all short term investors I would suggest to invest money in 2 things which will pay you off with in 6 months but its a cyclic investment. You need to be vigilant and need to keep an eye on supply and demand.
1. Khal Banola/Cotton seed cake (Consumes in Dairy and it has always shortage when its in demand). From the name you can asses where to buy and when to buy.
2. Fertilizer/ urea Khad…
Also you can invest on a field if you have agricultural land and the field name is Quinoa. It will pay you off 12-1500 / kg.
Do some research.. Also dont spend money on such projects which is consuming agricultural land but spend money on projects which keep the agriculture alive near Lahore and Pakistan.

I agree. I had a plot in Superiors society opposite to Bahria Town they even could not make it to bring Gas connection for last 20 years.. Thanks God I disposed off and bought an other one in Bahria. That society is still barren; interestingly society was formed in 1969.
