Demand and supply usually determine prices in the real estate sector while factors such as quality of the project, features being offered and the location also have an effect. Senate Avenue Housing Society Islamabad, a project of Senate Secretariat Employer Cooperative Housing Society (SSECHS), has recently reviewed the booking price of 7-marla plots being offered in Blocks E, F, G, and H because of high demand and limited supply.
Needless to say, the price has increased! According to sources, the society has a lot to offer, which is why the increase should be a source of joy for current investors and not a problem for future investors.
Before we begin to analyse the current booking offer, let me give you a brief overview of the society.
Background information
The Senate Avenue Housing Society was launched in 2005 as a project for members of the Senate. Plots were allotted to Senate employees on cash payment in Blocks A, B, C and D.
Now, plots in Blocks E, F, G, and H are also being allotted to the general public on instalments. However, they are also open for Senate employees on cash payment.
The current offer is a pre-launching offer that applies to 7-marla plots only. Please note that it is only valid for a limited time frame and prices are subject to change at the discretion of the developer. Once the society has been launched officially, 10-marla and 1-kanal plots will also be available on instalments.
Location, features, and facilities
The society’s location is perhaps its biggest competitive advantage. Situated in the beautiful and serene Zone V of the federal capital, it has direct access to the Islamabad Expressway’s new 6-lane zero-signal zone. As most of the road has already been constructed, this allows immediate access to the society – you don’t have to stop at a red light!
The Metro bus service will also service this route, which is another major access point for the society besides other entry points through Gulberg Greens Islamabad. The lush green mountainous environment adds to the picturesque charm of the vicinity, and great educational institutions such as Mohammed Ali Jinnah University, University of Lahore (Islamabad campus), Beaconhouse School and Uswa College are nearby.
While enough has already been said about the location, it is still imperative to mention that the society is located near the beautiful Soan River and posh societies such as Bahria Town Islamabad, DHA Islamabad, ad Gulberg Greens, amongst others.
Facilities and amenities include parks, a community centre, green belts, a gym, masajid, and a commercial area. The society is also facilitated with LED street lights, carpeted roads, and underground drainage and gas systems.
Although the price has increased for the booking of 7-marla plots in the mentioned blocks, the society is still comparatively reasonable.

New 7-marla booking schedule revealed
The 7-marla plots measure 30×60 square yards and the revised price is PKR 1,500,000 with a down payment of PKR 375,000 required. Investors must then make 6 quarterly instalments spanning 1.5 years. Each instalment amounts to PKR 187,500.
For investors who wish to pay in lump sum, there is a massive discount of PKR 250,000, which brings the total price of the plot down to PKR 1,250,000.

The exact location is Mouza Herdogher, Gagri, Dharwala, Khartil and Paeja Off Japan Road
The society spans 680 Kanals and includes 569 residential plots
The layout plan was Approved on 21-02-2009
However, it doesn’t have an NOC since the pre-requisites haven’t been met

Senate Secretariat Employer Cooperative Housing Society (SSECHS) started around 1996 and now its 2016, after 20+ years still there is no satisfactory development work. Find this society on google and and you will see that there is not a single developed block even you can not find society own main road. Dead project!

Apparently Ms. Anam is misinformed and have never visited the site. It is about 8 kilometre from Islamabad highway. The connecting road is 40 feet wide Japan road which is zigzag through many villages and have to cross railway line as well. There is hardly any development in this 20 years society. Investing in this place is like throwing your money away.
