We have done several reports over the course of the past few months on Bahria Town Lahore and Islamabad. It is a fact that the largest private real estate developer of Asia has stirred the kind of frenzy that’s never been seen before but despite that, DHA still remains one of the most sought-after locations of Lahore as per Zameen.com’s findings.
This upward trend has resonated in the property prices as well. DHA has always been synonymous with luxury living. For a while, prices remained unchanged in Lahore because of a number of issues and the much of city experience stagnancy but with the opening of Ring Road, prices have increased tremendously in several of DHA’s adjoining phases. According to Mohammad Qasim of Aim’s Estate, there has been a mini boom in the prices of plots in phase 5, 6, 7 and to some extent 8 as well.“Not more than 18 months ago, the price of 1 kanal plot in phase was 55 lac, 35-45 lac in phase 6 and 7 respectively,” said Qasim. “Today the same phase 6 plot has touched 180,” he added. Qasim reckons that the prices have largely increased because of the Ring Road that has provided easy access to all of these phases. Qasim believes prices will increase further when the Raiwind and Ferozpur Road interchanges open.
Munir Musawar of Nazir Estate concurs with Qasim and believes that not only has the Ring Road beautified Lahore, it has also facilitated the flow of traffic. “Ring Road has given the residents of Phase 5, 6, 7 and 8 an easy and rather quicker exit which has been one of the major factors of its recently found charm,” said Musawar.
As per Musawar, Ring Road has offered a quick route to business hubs and markets like the Shah Alam Market, Azam Cloth Market and the Timber Market because of which many businessmen prefer living in DHA. According to Musawar, Ring Road has had an overall “positive effect” on the Lahore real estate. “It has helped increase property prices across all adjoining areas HBFC and Sui Gas, State Life have increase because of this one road,” he added.
How long the mini boom will continue in phase 5, 6, 7 &8? Is it advisable to invest now? If yes, which phase?
The prices will continue rising this year on all the phases surrounding the Ring Road exchanges.

Only a property agent would be able to give you the exact price. I however can only give you an estimate as per which, the prices are hovering between 3-3.5 million (as of September 2013).
The prices of plots in phase 6, 7, 8 have increased to the limit where it is very difficult to purchase land at so much high cost and then wait for when it is available for construction and nobody knows what will be construction cost at that moment. So I think only 1% peoples can afford but as for as common man it is next to impossible so I don’t know what will happen to land in DHA and in other areas.

What is the price of 1 Kanal in State Life Society?
Please communicate the prices of confirmed 10 marlas/1 kanal plots in phase 6 & 7. I think that in phase-8 DHA has not yet cut the plots and files are there only. I would also like to know the price of the said measuring plots in phase-8 also.
Furthermore advise that investment would be fruitful and near future or otherwise.
