Army Welfare Trust (AWT)’s Phase II has been around for quite a while, yet the society is still witnessing price ascents. According to sources, these price rises are not associated with activity in the society but can be attributed to the infrastructural developments in the vicinity.
Situated near Raiwind Road, the society now has alternative routes leading up to it and the improvement of Raiwind Road itself is a major reason for this project’s increase in popularity among investors. Nestled between Bahria Town and the Sui Northern Gas Society, the location of AWT is the key reason why the society is faring well.
Options
The society has 8 blocks – A, B, C, D, E, F, G and H. Currently, 10-marla and 1-kanal plots in Phase II are up for grabs. Possession was granted approximately five years ago and rates have steadily increased since then.
Presently, a 10-marla plot is worth PKR 3,000,000- PKR 4,000,000 based on location and the value of a 1-kanal plot falls between PKR 4,000,000 and PKR 7,000,000.
Real estate activity
There is good buying and selling activity in the society right now, according to sources. However, there is no new development work currently underway, which is why agents completely attribute the current price hikes to external infrastructural development.
Accordingly, this may be a good time for investors who are looking for a good opportunity to sell their plot. It is also a good time for those who wish to construct houses in the society. According to sources, 50% of the owners of plots are genuine buyers and 50% are investors.
Over the past two years, the society has experienced a 20% increase in prices. In the future, a steady increase will probably continue to be seen but no major price hike should be expected.
Therefore, I reiterate my point: if you were waiting to sell your plot, this is the time to do it!

I’m following real estate market quite some time but its not my field. your analysis and comments are too close to the reality and fairly explained.
But
I want to express my point of view, being a regular visitor of zameen.com. All of the focus of your portal is around investment activity which is very un-fortunate. All of the reviews concentrates on investment and returns. While I think, housing industry is not like any commodity or any other industry to earn profits. Housing is the basic necessity and everybody needs that but making it investor activity for good returns render genuine buyers price-out.
This is strategy shift which definitely portal can not consider because Zameen.com is also a commercial portal, not a social cause website.

Nice article and based on facts. This society is very less talked about and location is excellent. Infrastructure is not of Bahria level but since prices are very less as compared to Bahria so people prefer to buy plots here. Transfer process is very transparent and smooth. But it takes few weeks to receive the transfer letter. Best thing is that possession is available.
Just one thing that good location 1 Kanal plots in A&B block are touching 90 lacs whereas 10 Marla are around 45 lacs.

prices rises because of tha project of raiwind road, and round about on adda plot as well as alternate rout affected the prices.
now, this society is not for investment for short time.

In my opinion this article is misguiding to investors and is not as per ground realities. In AWT2, current prices are higher than what are quoted above.
Secondly, upward trend is going on. And in last 3 to 4 months, there has been sharp rise of at least 40% to 50%.
Lastly, exit time is not now, it will when prices get stable after 6 to 9 months. Right now, gain will continue for another quarter after Alternate raiwind road is completed and people visit this new look area.
This society has best location, good development (Not excellent), everything available, houses under construction, parks developed and people are already living there.
People can differ from my opinion but this is what my observation is.

As per on ground information 1 Kanal is from 65 lakh to 95 lakh depending on which block ..10 Marla is from 32 lakh to 48 lakh .top blocks for 1 Kanal is A and B and for 10 Marla is C1 and D.very few average locations left in market ..prices would ended up around 50_55 lakh for average plots 10 Marla and 80 to 100 lakh for average 1 Kanal plot..so for C1 is only block with gas connection as per my knowledge .short term gain period is 3 to 4 months maximum

I have been owning a one Kanal plot in sector A of AWT 2 since about a decade . In the past 5 years the price rise , I shall put it in a rather interesting way , has averaged about Rs 75000 per month. What else you want if you can get this kind of return on a small investment of Rs. 15 lakh or so. ( Five years back 1 Kanal price was around Rs.15 lakh, pl see Zameen.com index and price trend charts.). Please note that I said the price rise averaged Rs 75000 per month. This does not mean every month it rose that much . In fact in some years there was hardly any significant price change.
The society is 100 percent credible , has electricity , water and probably gas as well. Is fully developed since several years. The prices of plots had been very cheap considering the credibility of the society and it’s development. Even today the plots are still cheap , the prices are even lower than some small towns of Punjab.
I don’t live in Lahore , am not very familiar with with the area and location etc. Last time that I visited AWT 2 was in 2012. From maps available on Zameen.com , it appears to me that AWT 2 has in it’s vicinity , good schools, universities , medical and dental college , hospital (Sharif medical complex etc. ) , etc. Moreover from this blog’s articles I guess the southern route of Lahore ring road will pass near this location. ( Is that right ? ).

From last one week’s listings on Zameen.com it appears to me that the asking prices for 1 Kanal plot are roughly in range of 65 lac to 95 lac . ( The listings showing lower than 65 lac are generally several weeks or several months older.). The asking prices of last few months and last one or two weeks confirm that the price rise in last three months is between 40 to 50 percent.
I personally know that the prices have at least quadrupled ( has gone up four times ) in the past 5 years. The Zameen.com trend/ price charts also confirm this .
Oh….. I sold my 1 kanal plot on very good location (back of Main) just in 50 Lack one month back. Since I am living abroad I was not aware of real picture.
1. I agree with people who has updated the writer’s quoted range of current prices. They are in the range of 65- 100 lacs for 1 Kanal at the moment.
2. The recent wave of price hike has been triggered because of number of infra-structural developments in the vicinity of Raiwind Road including Fazaiya, Lakecity, Bahria Orchard etc. & AWT-2 is one of these beneficiary societies.
3. The intra-society structure is just on an acceptable level & by no means comparable to the developments & facilities in societies like Lake City or Bahria Orchard, however still it can be considered good enough for this range of prices. A friend of mine lives there & is feeling quite comfortable. Hence, from residential point of view, the society is quite livable, peaceful, calm & secure.
4. From investment point of view, the surrounding infra-structural developments will certainly continue to have positive bearings on the prices of all the key societies including AWT-2. The capital gain may not be a fast ride from April 2016 onwards, but it will continue definitely at a controlled but consistent pace.
I am trying to assert two points here
a. Due to calm, secure & scenic surroundings characterized by passing water canal bordered with lush green, lavish trees, its a good family living society.
b. Due to prospects of further gradual but assured capital gains, due to factors mentioned, its a good investment flashpoint even now….despite recent fast, price hike…..
By the way, I am not a property dealer & just by chance bought one plot two months & am lucky that my recent investment has gained almost 40-45% in the past two months.
Good Luck curious investors & end-home-users as well…. It may not be a top range name like DHA, Bahria & Lake City, but certainly a place to visit & decide whichever your intention may be….. investment or family need…..
AWT is a nice society to invest in. Not only it is getting benefitted with the infrastructural developments around it but it is so nicely located . I visited the society, week ago and now I am keenly interested to purchase a 10 Marla land to construct my own house. The canal and the green trees are keeping the temperature 2 degrees lesser than the city which makes it a nice place to live. Further I hope the infrastructure would grow as the construction increases.
For those who are searching a land to contract a house for living, AWT Phase 2 is a nice option.
I agree with most of the comments posted by friends, here are my two cents:
The prices will get near peak in next 3 -4 months due to infrastructural developments around so not a lot of opportunity left for long term investors. Short term investors with direct experience can still play and get their share from this society.
If you’re not status cautious and don’t care about those big names then this is the place for you to live in. It’s quiet, neat, secure, closer to amenities (think about Sharif complex), road infrastructure, and proximity to good schools and other institutions. A+ for this society..
Dear Refer to the current circumstances of having a ring road with AWT Phase 2 , is there any chance for the plot value to shoot up. Till how much extent it can be go up?
