The Defence Housing Authority (DHA) Lahore is witnessing excellent sale-purchase activity these days. Not only that, the locality is also seeing a steady increase in property values, which makes it one of the most sought after addresses among investors.
In order to satiate the desires of those on the lookout to bag good returns on investment, the authority continues to offer new projects time and time again. It recently launched DHA Penta Square, an apartment complex in Phase V which received an immense response from investors and prospective residents. And now, the authority has offered residential and commercial plots in developed Phases I to VI.
According to an advert, residential plots of 10 marla, 1 kanal and 2 kanal and commercial plots of 2 marla, 4 marla and 8 marla are up for grabs.

The last date to apply is February 29, so if you are interested, you need to make the move before this date.
You simply need fill out this form and submit it to any Askari Bank branch along with the payment (in cash, demand draft or pay order made to ‘DHA Lahore Ballot 2016’ a passport-sized photograph, and two photocopies of your computerised national identification card or overseas national identification card.
You need to pay the following amount for respective plot categories:

The best part of this offer is that DHA has already announced the ballot date, and that is: March 17, 2016.
Categorisation of plots
DHA has categorised the plots in two categories: A and B. Category A plots are the standard plots with regular dimensions. They may have excess area or short area.
Category B plots, on the other hand, are non-standard plots, which may have irregular dimensions and extra or short area.
However, the good part is that DHA has adjusted prices of plots accordingly. Therefore, you do not need to worry about area and dimensions.

Instalments
Successful applicants are required to pay 25% of the total amount within 30 days of the ballot and the remaining amount is payable in four quarterly instalments in accordance with the timeline mentioned in the intimation letter. Furthermore, DHA will offer you a 5% discount if you make a lump sum payment.
Should you invest?
The prices of these plots are already high because they are being offered in developed phases. Even then, I believe this is a considerable opportunity because the plots are being offered on instalments. And if you want to live in DHA, you must take this opportunity seriously.

You said that the properties are already high , are you talking about comparative prices to the plots available in the same phases? .
Our fellow reader has rightly pointed out that the prices are on the higher side. I would opine that the prices are extremely high and can be deemed as artificial. ROI for investors shall be much lower than their expectations. Therefore, the market response could be bit poor.
The move of DHA indicates that they have learnt the marketing tactics in our excessively vibrant realty market. Who knows that It may be an effort of developer to feel the pulse of market. However, Let’s see, how the investors react.

Many people think that: They are planning to get 100,000 applications
1; They just want to grab the non refundable money (10000-20000) eg 15000 X 100000 = 1500,000,000
2: They will also hold the amount (50000-100000) in the PLS account and enjoy the 3 months profit.
3: The balloting may not be clear, it may be “FIXED”.
This is what i just heard from the dealers network. I request you and others to share their views, i am also keen to decide whether i should apply or not.

sir if u ll apply 20 applications DHA ll treat only one in balloting , we should definatly go in commercial 2 marla and residential as well but only one application against on name if u want to save ur money and want to play with ur luck as well

If you closely look at the form then it is revealed that you have to apply for a particular plot in residential / commercial category. This means that for each plot say Plot C001 there will be hundreds of applicants. all of them will not be considered for the rest of residential plots / Commercial plot and only for one particular plot they have applied for (C001). This seems a new way of generating funds and more or less it gives a feeling of sitting in Tam-bola Game. Also it is very difficult to judge the worth of the plot unless you don’t visit the place on ground which is in Lahore. Again in order to apply for the plot do you think its possible to visit 92 Commercial and 200+ Residential plots.
I think much better way would have been to do balloting in two phases. in phase-1 select the individuals for each category of residential and commercial plots against total number of available plots. In phase-2 through another ballot the plot numbers should be decided.
