I have been keeping you updated about any and all developments in LDA Avenue I for quite some time now. Even these days, the Lahore Development Authority (LDA) is dealing with many issues in the society and plot owners have no idea when these will be resolved.
Some property owners recently appealed to Prime Minister Nawaz Sharif, Punjab Chief Minister Shahbaz Sharif, the LDA director general and Lahore Electricity Supply Company (Lesco)’s chief executive officer for the provision of electricity in LDA Avenue I.
To dig a bit deeper, we contacted an LDA official.
“We understand that the project is facing delays but the matter of electricity supply will be resolved within in a month,” the official told Zameen.com. “The delay is not the LDA’s fault, as Lesco has to supply electricity.”
According to him, the current grid station does not have enough capacity to deal with the burden it is supposed to bear, so it needs to be upgraded, which will be done in a month or so.
Asked about litigation issues in the society, the official said: “The LDA is trying to resolve these [litigation] issues as well. We are dealing with five housing societies in court and the court orders in this regard will clarify the situation,”
Property owners who made the appeal took special care to mention that the project was launched 12 years ago. Clearly, these people are interested in building their homes in LDA Avenue I, but this cannot happen without electricity supply. Reportedly, 20 houses are being built in the locality and the owners will be forced to use electricity generators. What a misfortune that is!
Property rates in LDA Avenue I
The society features 10-marla and 1-kanal plots. According to property price data meticulously compiled by Zameen.com, the average sale price of 10-marla plots was PKR 4,013,043 in January 2015 and spiked to PKR 4,340,236 in November 2015, registering an increase of 8.15%.
The average sale price of 1-kanal plots was PKR 8,984,328 in January 2015, which hiked up to PKR 9,461,096 in November 2015, posting a 5.30% increase.
Do you think this is an impressive price hike? It’s not, if you ask me. Investor focus has shifted because of the litigation issues and the delay in the provision of electricity has become a bone of contention. But this does not mean that the society has a dark future. And why do I say that? Considering the project’s infrastructure and location (only a few kilometres away from Thokar Niaz Baig), I believe the society holds excellent potential.
What should plot owners do?
In my opinion, plot owners should wait and remain hopeful. The expansion of Raiwind Road is already on the cards and the completion of the project will further boost property prices in LDA Avenue I. Secondly, Lahore Ring Road will have an intersection at Adda Plot. Once completed, this project will also benefit the society greatly. And the last but not the least, electricity supply will bring back all the lost sheen.

LDA lost major (i guess more than 80%) chunks of land of L, K and G blocks. They stole upto a marla from cleared plots in garb of resizing. The problems are still mammoth. Once developed, it will need a decade at least to be more than 50% inhibited.
Av 1 is a lost cause. Even if it were to be properly developed, it would have failed to live upto reasonable standards. Jubilee Town is right next to it, with its entrance on main Multan Road. Jubilee, actually developed, is still a ghost town, after more than 2 decades. The reason is simple. Private housing thrives only when govt. facilities are lacking seriously and chronically.

First of all thank you very much for your research and up-to-date information about various societies in Pakistan. I owned a 10 Marla plot G-168, which was unfortunately in litigation. However, in the balloting held in March, 2015 I’ve been allotted with an alternate plot # 1211A in Block-D. Can you please inform that when would LDA share the Revised Map of LDA Avenue-1 as the existing map does not show the alternate plot?
