Bahira Orchard, one of the most successful projects in Lahore, has recently launched its Phase IV. The developer has been advertising it in the national dailies for a couple of days now, claiming that a limited number of commercial and residential plots are available on a first-come, first-served basis. Unlike other phases of Bahria Orchard, Phase IV offers only 10-marla and 1-kanal residential plots and 5- and 10-marla commercial plots.
These plots are available on instalments spread over 26 months. The tone of the advertisement campaign orchestrated for the launch of this new project suggests that the market demand for these plots is outstandingly high and late comers will most likely miss this opportunity.
It is expected that these plots will balloted after the whole project has been booked. Here is the payment plan:

Bahria Orchard is one of the few Bahria projects in Lahore that has quickly recovered from the 5-month- long standstill in the property market.
On the other hand, Bahria Town has yet to sort out the pending issues with owners whose plots have been compromised in the Lahore Ring Road’s route. The infamous Sector F still awaits to see a solution, while the location of Bahria Greens hasn’t been revealed and the future of Golf View Residencia also appears dull. The affectees of these projects eagerly await resolution of their respective issues and they have also been using different avenues to voice their concerns.
I must also say that being one the most active and vigilant real estate developers of Pakistan, Bahria Town still attracts buyers, but the fact remains that people are now more vigilant about buying a property in Bahria Town that’s not on ground.
One thing which popped in my mind just after reading this announcement is that why isn’t Bahria focusing on clean and clear handover of the existing projects. I have been emailed by one of my dealers that approximately 35000 kanals have already been acquired for the project, which will be an unverifiable question for any general buyer like me. Do we have any regularity bodies looking after such projects and if so, is this project been cleared by them…. Except the corporate good will if the developer!!!

I believe that payment plan has mistakes in this blog. You mentioned that payment plan is spread over 26 months. And the total price of a 10 marla residential plot is 5,100,000. The booking amount is 1,250,000. So the remaining amount is 5,100,000 – 1,250,000 = 3,850,000. Now monthly installment is 427,000. Let’s multiply it with 26. 427,000 * 26 = 11,102,000. That’s definitely not even close to 3,850,000.
Its not monthly. You have to pay PKR 427,000 in the first and the second month and rest of the 24 instalments every quarter.
There are no 24 or 26 installments.
The installments are 9, divided over 26 months.
May be you arte right…but still it is far out of reach of even an person from upper middle class. it is no different than the Royal Residentia at Defense Road.
I need information about 5 Marla plot
Those who want to invest in any of the new projects of Bahria, should have a word with victims of Bahria who invested in Bahria Green, Golf View, Sector-F, or those whose properties are affected by Ring road etc. etc. If you see the recent track record, Bahria has not delivered what it promised, rather Bahria just grabbed money and left the investors crying for their due plots.
Bahria these days is facing serious cash flow issues, since their over-invested in Bahria Karachi but they did not get the expected return on investment due to many reasons. So, Bahria needs such new projects to grab more money. However, the good thing is that now mostly people are well-aware so it’s not easy to make them fool anymore.
Bahria’s credibility is already a question mark. Instead of launching new projects, Malik Riaz should deliver the due plots to the investors first.

Earlier, Bahria Greens was launched on same location. So, one land will be sold twice under the name of Greens and phase iv. Bahria repute is on stake now until they solve Sector F, GVR, ring road victims and more.
I have heard that market response is very very low to buy phase iv files.
We all request Bahria to solve existing issues before launching of any new project.

Possession is being handed over for sectors where development is complete. I had a plot in Sector D and I got its possession last month. Contact Bahria’s site office and ask them about your sector.
I have one in Low Cost Block F. The land where plot lies hasn’t been acquired yet and it is with Aukaaf Dept. Don’t know when they would acquire land and I would get possession. I have also tried if I can get plot in some developed block/sector but no success.

Launching new projects before completing the existing ones. I have heard that Phase 4 is already flop and even after lot of advertisement people reluctant to purchase. After many years still LOC sector plots are not on ground. Bahria should seriously take steps to recover their goodwill.

I had a very poor experience of buying a plot in Rawalpindi behria town scheme I paid all instalments almost ten years ago but still no plot they said they will adjust my plot in scheme 8 but still no response no body answers the phone call gaining benefits of my hard earned money themselves
