Working under the Ministry of Housing and Works, the Pakistan Housing Authority (PHA) is the face behind various residential projects across the country. Just recently, the authority has promulgated a project that is bound to catch your attention. Curious about what the PHA has in the bucket for you? Read on to find out!
The authority has planned to launch an apartment project in Sector I-12 for both federal government employees and the general public alike.
What’s even better news is that this housing scheme doesn’t seem to fall into the category of most-likely-to-be-delayed projects as the authority has already given a ballot date: December 21, 2015.
According to an advert, the project will be launched under the Prime Minister Housing Programme. While federal government employees (BPS 1-16) will be entitled to own an apartment in the sector, a specific quota has also been allocated to the general public.
So what type of apartments are on offer? Please see the table below for details.
Serial No. | Apartment Category | BPS | Covered Area | Approximate no. of apartments | Price |
1 | E | 1 to 10 | 700 square feet | 800 | PKR 2,975,000 |
2 | D | 11 to 16 | 880 square feet | 800 | PKR 3,975,000 |
3 | D | General Public | 880 square feet | 1600 | PKR 3,975,000 |
Interested individuals will initially have to make a down payment of 15%, while the remaining amount can be paid in instalments spread over 4 years. The project will be completed within the same period of time.
The scheme will be a gated community featuring state-of-the-art residential complexes. Each apartment complex will have high-speed lifts with standby generators. What’s more? The project will have a water filtration plant to ensure the provision of clean drinking water to the prospective residents and open areas will be set aside for parks.
The authority aims to offer low-cost housing options to government employees and the general public. This is indeed admirable, as low-cost housing is need of the hour, considering the current housing shortfall in the country. The only thing that the PHA needs to consider is on-time delivery of its projects. Time and time again, PHA projects receive immense interest for being affordable, but the authority often disappoints stakeholders for not ensuring on-time delivery.
Here’s to hoping that the PHA will meet its deadlines for this project. What else would you like to know about it? Let me know in the comments section below.
Where are the forms for applying and also there will be balloting?
So it means that I-12 will be developed soon? Does anyone know the current status of work? Which sub-sector will these PHA flats be located in? I think these 3200 units are very few compared to the extremely high demand but still it is a good step.
Zain Nadeem,
I got flat on 9th floor in draw. Are the prices quoted in above table fixed by the authority or guessed? What is the future of this project in terms of market and return?
