Located on the Super Highway in the city by the sea, DHA City Karachi (DCK) has seen a great response from property investors since its inception. This is because DHA projects are widely trusted by both local and overseas investors and also because DCK is a state-of-the-art project boasting an environment friendly infrastructure.
According to the stats maintained by Zameen.com, the average price of 250-square yard plots in the locality witnessed an increase of 41.29% in 2016. Similarly, the prices of 500-square yard plots registered a growth of 69.43% the same year. Most societies in Karachi have not seen a similar increase.
The locality still has a lot of potential for investment – and the cherry on this cake are the new plots that DCK just announced. Applications have been sought by the authority for these plots, which can be acquired on instalments; residential plots of 125 square yards, 250 square yards, 300 square yards, 500 square yards, 600 square yards, and 1,000 square yards are on offer and their prices are as follows:

Please note that the base price does not include development and utility charges.
How can you apply?
The procedure is simple – you need to download this application form, fill it out and submit it to the designated banks, including UBL, MCB, Askari Bank, Dubai Islamic Bank, Bank Alfalah and Bank Al Habib, along with the processing fee. You also need to attach your CNIC/NICOP copy with the form. The processing fee is to be submitted in the form of a bank draft or pay order in the name of DCK Housing Application.
You should also note that the processing fee is non-refundable and the last date for the submission of the application form is April 24, 2017.
Allotment of plots
The plots in question will be allotted through a computerised ballot and DHA will announce the ballot date after the completion of the registration process. Ballot results will be published online on DHA Karachi’s official website.
Should you consider this opportunity?
From what I can tell, this is a great opportunity for all property investors. According to Zameen.com’s stats, the current average price of 250-square yard plots is PKR 7,973,552, and that of 500-square yard plots is PKR 11,831,795. The deal seems too impressive given that the plots can be acquired through the quarterly payment plan.

DHA City Karachi’s plot prices are nearly 50% higher than DHA Multan prices. Return of investment may be higher in DHA City Karachi too. I want to apply for the plot BUT i may not be able to pay all the amount. In that case, can i get some profit by selling the file after a year or so?
Why not? In almost all DHA projects prices start to rise right after the announcement of plot winners.
If you win a plot and hold it for a year, you can earn a good amount of profit.

DHA has not announced development charges yet. However, the development charges are required to be paid in instalment and are not usually burdensome for buyers.

Based on your blog, DHA has launched 500 sq.yds plot at PKR 15,000,000, which is 27% higher than the prevailing average price of a 500 sq.yds. Wouldn’t investors be better off buying from the market rather than go for the DHA balloting?

You should note that the amount has to be paid in in 16 quarterly instalments and in four years, prices of these plots will increase manifold.

I am not being biased here, but DCK is secure for investment. There are no hidden charges and no litigation issues in DHA projects.

There are pros and cons for DCK.
Pros:
1. Highly Secure. (Even in local turmoil)
2. Installment Based. (Up to 8 Delay Payments Allowed before Cancellation Unlike BTK where plot is deemed cancelled after 2 Delay Payments)
3. Number are allotted at once (Unlike BTK where some investors are still waiting for allotment after 3 years)
4. Directly from DHA (Good for Genuine Buyer).
Cons:
1. Balloting can give you affected plots (ones at end of alleys, Value drops by 10%)
2. Map not decided so it can be at the end of DHA City where market prices are lesser than average. (around 10 million PKR for 1 Kanal in Sector 17 – Full Paid)
3. Sector 3 has not yet been livable as marketed by DCK to be livable by 2016.
4. Unknown Development Charges.
I have some money should i bye a plot 137 sq.yd in DHA city karachi or should i go for the new scheme and go for installment. Please advice me which will be better.

I don’t think there plan is going to fly. I don’t mind the price, but the payment structure is beyond means. If they had spread it over 6 or 8 years, I would be in.

Are these plots located in new sectors or in developed sectors. You have quoted the existing average price of 500 Yards plot at around Rs 12 M and based on my knowledge the best plots in sector 3A are valued at around Rs 15 M. In in developed sectors the cost may be as low as Rs 7 M. In view of the foregoing would you please elaborate on your recommendation.
