After launching commercial plots in Bahria Enclave Islamabad, the developer offers a limited number of 5 marla residential and 5 and 8 marla commercial plots in Bahria Orchard, Phase 8 Rawalpindi. These plots are available on an instalment plan that spans up to 3 years.
From my sources, I have learnt that Bahria Town has launched approximately 375 5-marla residential plots, while the commercial plots are approximately 200 in number. Furthermore, the same sized plots in the vicinity of Bahria Orchard are available at almost the same rate in the secondary market so buying one of these newly launched plots could be a deal worth scoring.
The instalment plan for residential plot in Bahria Orchard spans two years while the payment of commercial plots can be made in quarterly instalments over 3 years. If you wish to buy commercial plots here, you should know that possession of these plot will be made available as soon as pay your second instalment. Bahria Town has allowed construction of ground plus five stories on these commercial plots, which not only boast an excellent address on the 270 feet wide boulevard, but have plenty of parking space nearby available, and are also open from the back side.
Similarly, the residential plots, too, enjoy a certain edge over many of the other plots of the neighbourhood as they are offered at a very reasonable rate of PKR 1,800,000. In addition to having an affordable price tag, the residential plots are also located on elevation. Moreover, the very location of Bahria Town Phase 8 has great future potential. Many known and important infrastructural developments in this area are planned around this project.
Here is the payment plan of the new plots offered by Bahria Town in Bahria Orchard Phase 8:
Plot size | Down Payment | Quarterly Instalment | Total amount |
5 marla (residential) | PKR 600,000 | PKR 150000 x 8 | PKR 1,800,000 |
5 marla (commercial) | PKR 3,000,000 | PKR 708,333 x12 | PKR 11,500,000 |
8 marla (commercial | PKR 4,500,000 | PKR 1,000,000 x12 | PKR 16,500,000 |
Lately, the development activity and launching of new plots in different projects of Bahria Town in Islamabad and Rawalpindi has left me wondering if the developer has once again decided to shift its focus to the twin cities, giving investors some solid real estate opportunities.
I have every reason to believe that Bahria Town can alter the game plan of any real estate market; fixing the pending issues in phase 2 of Bahria Enclave Islamabad and phase 9 of Bahria Town Rawalpindi, however, can result in an even more resounding impact.
Can you please share the contacts and address of dealer who could be contacted for the purchase of these plots.
Yes, talk to Khalid Gondal with my reference; +92-321-755-4436.
Its been at least 2 months since these plots were launch … 5 marla option is 4 months old. Plus 1 kanal plots are also part of the deal. I guess zameen’s a bit too slow lately in providing updates.
Residential is new, commercial is old.
Are you sure on this and what are other evidences of your following comment?

Rather than paying commission to an agent, is Bahria Town also selling these plots ?
are these residential plots are available on ground or just files with no location?
On ground plots with possession available.
is possession available in bahria orchard and what is the average price? and can you tell me if its safe to invest there .
I guess Bahria is making a pre-emptive move; just yesterday Chairman CDA while talking about shortage of funds, announced in a conference that was also published on zameen.com:
” And for this purpose, new sectors will be launched within one month. Since the CDA is already short on funds, the new sectors will take their sweet time being developed.”
No doubt Bahria can make such moves overnight. Good luck!
Miss Samra, please do an article on DHA Multan specially because they are planing to start construction of 60 Villas prior to general launching…check: (facebook.com/bbdha, facebook.com/dhamlt). How about doing an interview with the Project Director DHA Multan for the benefit of investors who are frustrated with the continuous delay in launching.
Is there any update regarding fraud of Bahria Town Rawalpindi phase 9. I have some files with full payment and plot # also allocated but still nothing since more then 10 years time frame of investment in the air.
why not Bahria Town is selling these plots directly?
Hi Zameen and others
Would love to know if Business Square phase 7 will pick up or continue to depreciate. The reason for the depreciation is that Bharia have given zero focus in this area. I am not inclined to invest in phase 8 or 9 due to the depreciation issues in business square. Any helpful comments will be really appreciated.
Regards.
Dear Miss,
I m interested in one kanal plot in Bahria Orchard Islamabad/Rawalpindi. I am overseas Pakistani. Please advise me in this regard. This plan suits me because its payment is on instalments. I have ten Marla plot in Bahria Orchard. I made three installments. I have some finical proms. I am wondering, should I sell this plot immediately and take profit on it or should I wait bit more so prices of Bahria Orchard can rise more please advice me
Before trusting Bahia town once again please do not forget dha valley and the thousands of people who have suffered at the hands of Bahia town and dha.
I believe this article has been written with the blessings of Malik Riaz to promote his project and does not give a neutral opinion as it should.
Is the land owned by Bahrain town?
Have they got all the approvals etc to market it?
How does it compare to other projects in the area?
If it was me I rather buy something that I can have possession of straight away Instead of waiting in limbo for unknown amount of time.
You are right Nadir sb, these monsters are looting us from decades and we Pakistanis are happy to be looted again and again.
Hi miss,
is the same bahria phase 8 like bahria phase 8 extension or it is different, because bahria phase 8 extension RWP is going in great loss as per my information. Can you please give updates about bahria phase 8 extension Rawalpindi?
