In this regard, the MCL has further relaxed the plot size and the building height requirements for the construction of multi-storey residential apartment buildings. The minimum plot size for residential multi-storey buildings has been reduced from 4 kanals to 10 marlas.
The height of apartment buildings located on non-converted residential plots located on commercial roads has been divided as follows:
- 48 feet in case of Low Height Zone
- 90 feet in case of Medium Rise-1 Zone
- 120 feet in case of Medium Rise-2 Zone
- 200 feet in case of High Rise-1 Zone
- 300 feet in case of High Rise-2 Zone
The maximum height for commercial buildings has been set at 48 feet when a 10-marla plot is located on a 30-foot wide road. The height for 1-kanal plots has been set at 90-feet, 2-kanal plots at 120 feet, 4-kanal plots at 200 feet, and 8- to 12 kanal plots up to 300 feet. For larger plots, a higher building will have to be approved by the Civil Aviation Authority (CAA).

No limit has been set on buildings with an area of 12 kanals or more. These buildings will, however, have a mandatory rooftop garden, rainwater harvesting facilities, parking, firefighting systems, and solar panels providing at least 20% of the building’s energy requirements.
