Though Multi Professional Housing Society (MPCHS) is the muscle behind solid housing projects such as Tele Gardens (Sector F-17), Islamabad Gardens and Multi Residencia & Orchards (a farmhouse project), the developer has faced a certain amount of flak from investors lately for delays in its B-17 project. The project was a bone of contention between the developer and the allottees until recently, however things are likely to settle down sooner rather than later.
Now, MPCHS has acquired Manzar-e-Kohsar, a locality situated between Blocks A and E of Sector B-17, The developer plans to utilise this land, spanning more than 300 kanals, to address the woes of B-17 allottees who had not received possession of their plots in Block D.
An MPCHS official told Zameen.com that a road would be built from Block A to Block F, with which Blocks E and F would get direct access from GT Road. Commenting on the concerns of Block D investors, the official said the allottees would be given alternate plots in Manzar-e-Kohsar. He assured that these investors would not be required to pay extra charges for allotment of alternate plots.
The official also claimed that all other issues would be resolved soon as well, and development work would begin in Manzar-e-Kohsar on an urgent basis. Though plotting is yet to be done in the area, the official told Zameen.com that the town plan would be made available soon.
An analysis of Zameen.com’s sale price data for Sector B-17 shows that the average sale price of 1-kanal plots in the locality exhibited a mixed pattern from the beginning of 2013 to August 2015.
The prices increased notably in Q4 2013, but could not maintain the same pace in Q1 2014 and continued to exhibit rises and drops during the remaining three quarters of the previous year. Confusion among the investors about the developer’s plans to execute development work in the society could be an attributing factor to these fluctuations.
The sale price of same-sized plots dropped further until June 2015, from where they started to pick up and could spike further in the coming time because of the recent acquisition of Manzar-e-Kohsar by the developer.
MPCHS comprises six blocks and the prices of plots vary massively from one block to another because the developer is yet to complete development work in some of them.

I think the B-17’s administration will contact you. I don’t think you should get worried about your investment. The MPCHS has already faced some backlash for delaying its Block D. I hope it will not take any steps to affect investor sentiment.

I myself visited Pakistan last month and went to B17 site visit.
Definitely, B17 could be one of an investment of it’s kind. They are also making a huge commercial mall and residential apartment complex in Block C with the name of Capital Square. Overall the whole area can take up to 4 years to get mature

Balloting will be held for allotment of plots to owners. However, the NAB is supposed to do the proceedings, in this regard.
Moreover, the owners will have to pay development charges in instalments, which will be announced at some point later.

Well the development charges decided by NAB were 12 lac 22 thousand but Multi has increased the same to 13.5 lacs. I myself a victim of all this “Settlement” between NAB, Multi and Ahbab society but a closer look would definitely disclose that everyone gained in this deal except the manzar e kohsar members. They initially paid the development charges to Ahbab 1st (some 25-27 years back) and now are being handed over to Multi for payment of further development charges. its strange that how a national institute played in the hands of a rich society and deprived poor people from their right…. 🙁

I appreciate the information in your blog. I am one of the first investors in Manzar-e-Kohsar, and was issued the allotment letter for 10 marlas more than 20 years ago. After reading your post, I contacted the management of Ahbab, and was informed that they will issue me a new allotment letter within a few days. It’s been two months now, and every time I call, I am asked to wait a few more weeks or months. What is your advice? I have the original letter and all the payment receipts with me. Will that be sufficient to go to NAB and claim the new allotment, or do I have to get a new letter from Ahbab? Do I need to worry about the delay? Do I have to come to Pakistan to resolve this issue, or send a representative? Many thanks!

whether Manzare Kohsar (ahbab) and Kohsar Extension G.T Road Taxila are same or separate.
WHETHER MANZARE KOHSAR (AHBAB) AND KOHSAR EXTENSION (WAHDAT COLONY G.T ROAD TAXILA KI EXTENSION) ARE SAME OR SEPARATE. PLEASE CLARIFY.
