The dilemma that is the Lahore Ring Road (LRR) route cutting through Bahria Town Lahore is still unresolved. Affectees are trying their best to save their properties which are at the verge of total destruction. The government has still not made any announcement regarding the change in LRR’s route.
Recently, LRR affectees had another video conference with Malik Riaz last week. During the conference, Malik Riaz assured them of full support and reiterated that he is trying to change the route.
The victims, however, are not really satisfied with this stance, as they want a written guarantee, which Malik Riaz has refused to provide.
I have also heard that Bahria Town has taken a stay on LRR’s development in the locality. The case, according to sources, has been moved to a higher court, and the court verdict will further clarify the situation.
Bahria Town has also claimed PKR 35 billion as compensation for the acquisition of land by the LRRA.
Request for proposal (RFP) for LRR’s southern loop
The Lahore Ring Road Authority (LRRA) recently requested proposals from development firms to develop LRR’s southern loop on a public-private partnership in accordance with the Punjab PPP Act 2014. The RFP states that the 22.4-kilomtre long southern loop will have six lanes with limited service roads.
Furthermore, the LRRA will provide land for the project and the development firm will be responsible for detailed engineering, construction, finances, operations and maintenance of the southern loop on a build-operate-transfer basis (BOT) basis for a period of 25 years.
The LRRA will organise a pre-bid meeting on March 8, 2016 and only those parties who have purchased the RFP documents for the LRRA would be allowed to participate in the meeting.
This means that the LRRA will start work on the project sooner rather than later. Looks like Malik Riaz needs to make some serious moves asap.
Activity in clear area
On the other hand, activity in Bahria Town’s unaffected blocks is surging, and so are the prices. Investors are probably of the view that if LRR would cut through Bahria Town, property prices in the clear areas would see a sudden jump. This view has indeed got some gravity!
That’s all I have to share about the LRR issue for now. Rest assured, I am keeping a keen eye on every latest development in this regard and will keep you updated.
If you have any queries in mind, please feel free to converse with me in the comments section below.

Dear Zain:
As-Salam-o-Alaykum,
Can you please share some information regarding new map of LDA Avenue-1 as I have been allotted with a new plot in exchange of earlier one in litigation.
Regards,
Abdul Wahid
Wa alaikumussalam,
Where have you got a new plot? Have you visited the site? If so, and you like the location, you should apply for possession. LDA Avenue I has good future prospects. I recently visited the society and found that many houses were being built there.
Electricity supply has also been started, but not across the locality. I suggest LDA Avenue I investors hold their plots and expect a good rise in property prices there.
Rest ALLAH knows better.
Regards,
zain Nadeem
Thank you Dear Zain for your prompt reply!
I’ve been allotted with the plot no. 1211A in D Block. I am currently residing in Karachi, therefore, could not visited the site. However, deposited all the remaining dues and trying to get possession. Is there any process that I authorize someone to complete the pre-possession formalities?
Thanks and regards,
Abdul Wahid

Kindly write about Bahria Orchard and its future prospect with respect to ring road and how are its future prospects after ring road passes close to it.
Shoaib bhai,
Bahria Town recently launched new cuttings in Bahria Orchard. The project is witnessing good sale-purchase activity and I expect that expansion of Raiwind Road and development of LRR’s interchange near Adda Plot will provide boost to it, InshaALLAH.
Are you planning to invest there ?
Regards,
zain Nadeem
Im thinking of settling my family there as its location is near ring road and its future prospects seem good.
Best of luck brother, but please do a proper homework before signing any deal.

The way you brought up and escalating the issues is greatly commendable. At least it bring the hope to the Affectees and mainly those who are working abroad and have invested all hard earned money at Bahria (myself as well).
Great job Zain! Keep praying your efforts and our prayers will be answered sooner than later.

Dear Mr.Zain,
Thanks for update for LRR.
Can you share some information regarding NFC-2 , when development start.
is there any effect of LRR on NFC-2.
Thanks & Regards,
Yes, I have heard that NFC Phase II’s some area would be taken for the LRR development.
Regards,
zain Nadeem
As-Salam-u-Alaikum
Dear Zain,
Its good if you can share information related to the development plan for NFC 2.
Is there any chance of Rise in near future ? and when 150 feet main road of NFC 2 will be linked with bahria town ?
Many Thanks
Aoa Farooq,
NFC Phase II will most likely see a slow rise in property prices because the pace of development is slow. Secondly, I have heard of some management-related issues, and I am not really sure about their resolution.
Regards,
zain Nadeem
Dear Zain,
Kindly also advise about GVR project and its future….i have a 10m plot in Northern zone(814)…so please check and advise if this also lies in LRR route or not? and what should we do incase it lies in the proposed route.

Zain bhai,
Is Bahria Town included in 22.4 KM for which Punjab Govt has floated Request for Proposal?
Or this 22.4 Km will end at Adda Plot??
The RFP which was floated Last year was for 30.4 Km.
This time, they have reduced 10 Km. So my question is, have they excluded Bahria Town from Southern Loop RFP at the moment?
Ok,
I’ve found the answer myself. The 22.4 Km Southern Loop does not include Bahria Town.
SL Package 1 = 9.35 Km (Starts from Sui Gas town, Ends at Fefozpur Road)
SL Package 2 = 13 Km (Starts from Gajju Matta Ferozpur road, Ends at Adda Plot)
9.35 + 13 = 22.35 ~ 22.4 Km
So, in the current RFP, Bahria Town is not included. They are building southern loop till Adda Plot at the moment. The SL-Package 3 (From Adda plot to Multan Road) is not included in the current RFP.
DEAR

Dear Zain:
As-Salam-o-Alaykum,
There have been some news regarding DHA’s takeover of State Life Phase-2 in Prism 9. How much authenticity is in these rumors?
Regards,
Abdul Wahid
Wa alaikumussalam,
Dear brother,
According to a State Life official, members gave approval for the take over in question. But State Life management has not contacted the DHA yet, as per I know.
State Life has offered 10 marla alternate plots to 1-kanal plot owners in Phase II. You can read about it in the following blog post:
http://www.zameen.com/blog/balloting-of-alternate-plots-in-state-lifes-phase-i.html
Should you have further questions in mind, please feel free to contact me.
