Located in the outskirts of Lahore, NFC Phase II has provided ample investment opportunities over the years. The opportunities are still there, as development work is yet to be completed in the locality, and property prices will most likely increase after the completion of the development work as well as handover of possession. However, the development work will probably be completed once the issues related to the administration of the society are resolved.
According to Mr Nazakat Ali of Farooqi Estate, there existed some issues among the people working in the management of the society, and the matter was also taken to court, after which it was decided that new people would be elected to build up a new management team. He also said even society members could take part in the new elections, the date for which had not been announced yet.
But these problems have not affected the society as such. People are still investing and looking forward to bagging good returns in future.
Before going into details of property prices in NFC Phase II, I would like to tell you that Lahore Ring Road is unlikely to impact the society. Even if it happens, only a few plots in Block A will be affected, and the chances of even that happening are very low. In that case, the government will compensate those who are affected. However, the compensation will be at the deputy-commissioner (DC) rate, which is Rs 120,000 per marla in NFC Phase II, according to a source.
Development
As stated earlier, development work is yet to be completed in NFC Phase II. According to Mr Ali, only main roads have been developed so far and plot demarcations are yet to be done. However, the society already has the approvals required to supply electricity, water and gas to future residents. It must be noted that possession has been handed over in the commercial area located near the entrance of the society.
Prices*
The prices in the locality are fairly affordable, especially compared to those in the housing societies located in the vicinity of NFC Phase II. Please see the table below to get an idea of the price ranges for various categories of plots in NFC Phase II:

*The prices vary according to the location. Plots located near Multan Road and also on wider roads in the locality have higher values, compared to the plots located far from the society’s entrance and also on narrow roads.
According to the property price data maintained by Zameen.com, the average sale price of 5-malra plots in neighbouring Bahria Town is Rs 3,647,966 as of August 2015. So, the investors should expect to see a healthy property price rise in NFC Phase II once the development is complete.

Thanks for review of NFC phase 2. It would be good if prices of last six month is shown which i believe will show the decline. Honestly this society will take too much time for development. I have met with a dealer in NFC 2. He was saying that he has no hope for development of this society. Please note that 10 years have been passed.
Recently i visited the society and it was very disappointing for me that after 2-3 years only 100 and 80 feet roads are developed which are also damaged now. No other development is in progress. Only improvement (which is not done by NFC 2) is the road of canal.
Honestly if society still completes all development in this year (which is impossible) then a person can think to live there in next 3-5 years.

I would like to know who are the developers of AWT, Sui Gas and NFC?
AWT is a project of Army Welfare Trust and is probably backed by the Army. Sui Gas, as the name indicates, is a project of Sui Gas department and NFC is the project of National Fertilizer Corporation.

NFC 2 requires a long time investment, but all investors will get guaranteed a good return.
I am also very much disappointed with the development work there, but I believe sooner right people will come on board (NFC 2 MANAGEMENT) and we all see a boom in development and prices. Please don’t loose heart, just wait a couple of more years, there will be progress for sure…

Lahore Ring Road will only affect Block A of NFC Phase II if the current plan is implemented. I even talked to a society official about it, who said that affectees would be compensated.

NFC Phase II’s situation will remain confusing until the start of development work in the locality. And I think full-fledged development work will only be started after the resolution of issues related to the management of the society.
If you think you can hold your investment for long term, only then you should consider this society.

You can invest here, but this will be a long term investment and risky too, because the society’ s management-related issues are still unresolved.
You can consider investing in Fazaia Housing Society’s phase II, where 5 marla ranges between 22 lac to 26 lac.
