Through an advertisement, the Lahore Development Authority (LDA) has rolled out important information about approvals given to private housing societies. The authority has a stringent criteria when it comes to determine if a private residential development meets the LDA bylaws.
According to these bylaws, housing societies are required to allocate sufficient space for the development of parks, graveyards, roads and commercial zones. Furthermore, the societies must provide easy access to main roads and healthcare facilities.
According to the advertisement published today, no other department – be it a municipal corporation, district authority or any other public office – holds the authority to give an NOC to a private housing society. TMA approvals acquired after September 19, 2016 have no legal status. So the developers of private housing societies who claim to have TMA approval for their respective project can face legal action by the LDA in the form of demolition of their booking offices and freezing of their bank accounts.
In order to make sure that the housing society where you intend to buy a property has valid TMA approval or an authentic LDA NOC, the buyer is advised to visit the LDA office in Johar Town. For this very purpose, the authority has set up a counter at its one-window cell. In addition to that, you can also visit the official website of the authority to check the details of the housing society including its LDA-approval status, number of plots and all other related documents the developer has submitted to the authority.
Furthermore, it should also be kept in mind that no private developer can launch or develop a project without prior approval of the LDA. Not just this, the developers cannot even market their projects without getting an NOC.
So with this advertisement, the LDA has given a warning to all private developers to not initiate development work or market a project for which they still need approvals from the authority. The builders who ignore this message will face legal action by the LDA.
