I am neither a correspondent of the Lahore Development Authority (LDA) nor do I work for them; however, what I am observing is that the LDA seems to be really serious about LDA City. It appears as if the civic authority has learnt a lesson or two from the fiasco that was (and for the most part, still is) LDA Avenue I, where allottees still await possession since the inception of the project more than a decade ago.
Update: The LDA plans to buy trouble-free land for LDA City.
According to a news source, the authority has decided to acquire six entire villages to avoid litigation issues in future. With this decision, LDA City will now span 61,000 kanals instead of the 45,000 kanals that were marketed in the start.
I am not really sure about the future prospects of LDA City at the moment, but the fact that the southern loop of the Lahore Ring Road will pass through the society to link it to the M2 Motorway and Multan Road gives it some potential if the LDA plays its cards right this time.
The news source I am quoting stated further that the LDA would acquire the following villages whole: Rakh Jhedu, Sidhar, Kahna Kacha, They Panju, Toor Warraich, and Halloki. The authority has a lot riding on LDA City, and to make extra sure that nothing goes wrong, the development work is slated to begin only after the land in question has been acquired completely by the LDA.
While this is a good step, I am ever the naysayer, and still have reservations about the possible dearth of agricultural acreage this will cause. The LDA needs to be very mindful of the fact that this land belongs largely to poor farmers, who it should take care to compensate justly.
And what about LDA Avenue I?
According to an LDA official, the authority is handing over block-to-block possession in LDA Avenue I. The process is almost complete in C-Block and D-Block is next, where the allottees will be given possession starting next week.

You can buy property files in the LDA City, however, the LDA has not come forward with any official news on balloting of plots. What i have learnt is that the LDA is currently purchasing land and development will not be started until the LDA gets the ownership of land.
And the prices of plots in LDA Avenue I vary largely, depending on the location of plots and litigation status. You can find a good location plot for more than 1 crore and some plots of the same size also hover between Rs 60 lac to 70 lac.
So, the prices vary as per location.

LDA is serious only to sell its plots and once sold they will be least bothered to give possession. In LDA avenue-1 even after 11 years thousand of plot owners are waiting for their possession. Even in LDA avenue efforts are being done due to make market for LDA city.
Dont get in trap for LDA city. It will take 15 years at least to mature, all investing will beg for its delivery.
LDA city will mature after 15 years. See LDA avenue even after 12 year thousands are without plots.
So what is your information that when the entire possession of LDA-1 will be given to the allottees, and whether the late handing over possession to the allottee will have any effect on real estate working in this region.

LDA is handing over block to block possession in the LDA Avenue I. I recently visited the site, and figured out that the LDA had opened an office there. I think, people should visit that office and ask the authority about the status of their plots.
I also witnessed that the society was complete with proper road infrastructure and electrification net. I think the litigation issues are keeping the authority from handing over possession of the entire scheme

As per my knowledge is concerned, Block A and B are complete and no big litigation issues prevail there. I don’t understand, why LDA is not handing over possession at its earliest.
Lets just hope that these blocks will get possession soon.

LDA is still selling files and the rates fluctuate according to the simple economic rules of supply and demand. As the society nears possession the rates are bound to go up.

I am considering making a Rs. 1.5 – 2.0 mil investment in plots in Lahore with long-term view (3-10 years). LDA City is one project that has attracted my attention. However, during my initial research, I have been advised by most people to explore other avenues and not to focus on LDA City.
I have been particularly recommended DHA Rahbar Phase II Extension, Lake City and State Life Phase II.
I would greatly appreciate and value your expert opinion in this regards.
I have also made a sour investment in DHA City EME Sector with no hope of any good news in near future. Kindly suggest if I should retain it with the hope of potential gain in future, or dispose it and invest in other available options?

That depends on whether you want to invest for long- or short-term. If you are looking forward to investing for long-term, i think LDA City is a good investment. According to my research on LDA City, the authority is taking good measures to make the project successful in future, avoiding any litigation issues.

For 2 to 3 years, you can invest in DHA Lahore phase 9.
However, in Islamabad, you should invest in any society near the proposed site of the New Airport. I was talking to an expert lately, who told me about the development status of F-17/2. I think, you should also think about investing in F-17/2. However, keep societies near Islamabad Airport on priority.

If you do not need money, I would suggest you hold your plot file. I hope you have the file with LDA letter.
Lahore Ring Road will pass from somewhere near LDA City. I believe the prices will increase once the development work has been completed.

If would suggest you hold your investment in LDA City if you do not need money. In my view, prices will increase in the society after the Lahore Ring Road’s southern route has been completed.
At the same time, I suggest you keep an eye on price trends in order to take the right decision at the right time.
Yesterday’s rate of 5-marla file with LDA letter is around PKR 11 lacs.
