Lahore: The governing body of the Lahore Development Authority (LDA) has provided its approval to the amendments proposed in Private Housing Schemes Rules 2014 with an aim to facilitate developer of private housing schemes, according to a news source.
To this effect, the civic agency has revoked the planning permission law for procuring NOCs to facilitate the development of private housing schemes. Now, the NOC will be granted within 6 months of application submissions. In this time period, the LDA will verify the related details and scrutinize the submitted documents as part of its mandatory requirements.

Furthermore, the amendments also revoked the condition previously applicable on developers of private housing scheme to reserve 10% of the society’s total area for construction of apartment projects.
Real estate developers can now acquire land for their projects at market rate after paying 7% acquisition and 3% adjustment fee under the Land Acquisition Act, while the developers have been allowed to share the graveyard facility with other housing schemes falling within five kilometer radius.

Private housing schemes are also required to develop footpaths along the street measuring at least 3 feet. In addition, the LDA has reduced the width of roads and streets in low-cost housing schemes from 30 feet to 20. It has also allowed approved housing schemes to increase commercial area in their respective projects, while developers are now bound to plant 10 trees against every one kanal of land in their projects.

The approved amendments in Private Housing Schemes Rules 2014 will be applicable right after the government issues a gazette notification.
