Lahore: The Lahore Development Authority (LDA) has issued a public advisory to guide people on how to go about purchasing property and avoid any fraudulent schemes, according to a notice published in the national dailies on October 13.

As per the issued instructions, the following steps should be followed while purchasing land:
- Do not be impressed by the lofty advertising campaigns or the credible-looking booking offices. Instead, verify the housing project’s approval status, payment plan and other details before buying your plot.
- Make time to visit the site of the housing scheme and ensure that the said scheme has acquired the land as per the record available with the land revenue department.
- Developers of some housing projects hide information about the development charges. Therefore, obtain complete written/printed details of the payment plan.
- Make inquiries regarding the availability/approval status of the civic amenities (water, gas, power etc.)
- Make it a point to visit the site marked for public amenities like parks, schools, hospitals and mosques on the advertised maps.

- Find out the communicated timeline for the completion of development work in the scheme and the possession deadline for the plots. Also, inquire if there will be any additional fees for getting possession of the plots.
- Pay your dues via bank drafts or pay orders. Save a copy of the stamped receipt of these payments.
- Keep the telephone and email information of the society owners and main/regional booking offices.
Below is the authority-issued checklist to follow while buying plots/houses in private housing schemes:
- Approved map/layout plan of the housing project concerned as authorized by the relevant authority
- List of total plots in the scheme concerned, categorized according to sizes and types
- Investors should check if the property they intend to buy is included in the approved layout map of the housing scheme and lies within the acquired land

- Investors should check if their chosen plot is mortgaged to LDA/any other concerned development authority
- The plots aren’t completely or partially located on the land dedicated to public amenities (school, healthcare unit, graveyard, community centre etc.)
- Make sure that the housing scheme is offering the amenities mentioned in the approved layout plan
- Make sure that the project isn’t being investigated by the National Accountability Bureau (NAB) or any other department.
