The Lahore Development Authority (LDA)’s very own LDA Avenue I was launched in 2002. The project features 6,242 10-marla and 5,643 1-kanal residential plots. The society enjoys an excellent location, but the delays because of litigation issues in the society have become a major concern for both the executing organisation (LDA) and the allottees.
The plot-owners had been waiting for the completion of development work in the society for many years, and the good news is that the project has now finally entered the completion stage.
The road infrastructure in LDA Avenue I is complete, green areas have been developed and – most importantly – possession of plots has been handed over in most of the blocks. While it is true that possession is yet to be handed over in a few blocks, the civic authority is already working on various plans to address this, and allottess need only wait a little longer for the possession of their plots.
The development of Raiwind Road is already on the cards and the investors should expect to see a sudden increase in property prices in LDA Avenue I after the completion of this road. People have also started building their houses in the society and I have observed that three to five houses are being built in almost every block.
As mentioned earlier, LDA Avenue I enjoys a strategic location, as it can been accessed from Khayaban-e Jinnah, Raiwind Road, Jubilee Town, Defence Road and DHA EME Sector. The access route from Defence Road was opened only recently, and this development should contribute to an increase in plot prices in Blocks K and L in the near future.
The LDA had developed a grid station in Block M of the society, but could not start electricity supply until recently. The supply, however, has been started now, which is promising for prospective homeowners.
I personally believe this is a good time to invest in the clear area of LDA Avenue I, as the value of the area will most likely increase with more people building their houses there as time goes on.
