The product name of LDA City has been buzzing around for a while now. But looks like LDA is now really getting serious about putting the project on a fast track as I saw on TV a commercial about the project for the first time ever. While Ms. Samra gives a rosy picture of the project’s potential, she did not dwell on the performance potential of the LDA. I would request Ms. Samra or any other Zameen Experts to kindly give us a realistic preview as to how the project may progress in future and if the LDA has the capacity, strategy or reputation to deliver on its possession deadline of 2017.

Why you shouldn’t worry about investing there?
1 – LDA has acquired all the land before offering files, which means no possible hurdle in offering property possession.
2 – LDA is in private public partnership with various reliable names from the industry including Urban Developers. For real estate developers, reputation is everything if they intend to survive in the market.
3 – The price rise seen in one year, reflects people’s faith in the project and if you can get returns in such short time, why should you not?
4 – No other project in Lahore can ever offer property at rate as attractive as LDA City’s.

Very Wrong! How can you say price has gone up by 50%, I bought 10Marla for 15Lac in 2013 and it’s is still now only 15.90 lac after 1.5 years? increase of 90 thousands over 1.5 years? Murtaza Sahb, please check the prices carefully before you raise questions about our morals and ethics. A 10-marla file is currently selling for PKR 1,990,000, not 1,590,000. I refer you to the payment plan:

Furthermore, I would like to inform you that 10-marla files were selling for PKR 1,090,000 in 2013, and if you procured it for 1,500,000 back then, you might have been defrauded, I am sorry.
Though it may seem to you that the purpose of this blog is to advertise, it in fact exists to educate.
I am not sure if price is different when paid over the instalments. However I paid in cash price all lump sum and happy to get rid off even for 19lac 50 thousand if that is the current price u suggested. LDA will not hand over plots in next 25 years.
Above information is totally wrong. Samra seem to have very little knowledge of the project See facts below:
1- About 10% of the land has been acquired so far. Check details from LDA City project where people have offered their land to LDA. The process is on-going but a slow pace at the moment.
2- Urban Developers are ok but not reputable as many people are stuck in their projects I-e central park and grand avenue.
3- Price rise is not on ground. 10 marla was sold at 15Lac minimum and still it is available at 15.9Lacs on lump sum. Even the installment plan which is offered now by Star Marketing are advertising it for 18Lac (By 10% discount).
I really follow Zameen on regular basis but please do not spoil your reputation on by advertising wrong information.

1. Yes, the process is slow because acquiring 60,000 kanals is not any easy job and not everybody’s land can be taken up immediately because the developer has to ensure that the land is free from any litigation issues. And at the end of the day, I’m sure you’ll agree that avoiding litigation issues will always be in favour of the buyers. 🙂
2. Urban Developers have delivered many other projects as well and they are just one of the development partners. Grand Avenues is in the secondary market and its first phase has been sold out. Plus, Grand Avenues is a project of Urban Developers ASSOCIATES. They are two different concerns. People are actually living in Central Park, too.
3. Nobody can control the prices in the secondary market. Even if the original price was 1.59 million there was still an increase of about 50% in the overall file prices once 10-marla went up to 1.99 million and other sizes also saw major growth. The 10% discount is offered only on upfront payment, sir, not via the instalment plan, which is what we’re referring to in this post.

Secondly, before 2 weeks, there was no installment plan on offer. You just trying to play with words to defend. I am not against that project, have keen eye on it and may be building my house one day. But please show facts .. There is on 10% price increase in actual. Still I can buy 10 marla on 1.59 million lump sum. Its not short term project, its long term. Please guide people correctly.

Samra you are very good at sell. It is cheap because because it will be handed over in 2020. In 5 years investment can be doubled which is not very bad. If PML N lost power then it can be further delayed, Samra can tell us about other investors.
Well, it’s on the news paper that LDA is still acquiring land for LDA City. Then how could you say that the land has been acquired? This news is on the newspapers and media.

1 – The layout plan of the development would be available by the end of March 2015.
2 – The balloting of plots would take place by the end of 2015
3 – The possession would be given by the mid of 2017.
4 – For 5-marla, development charges are PKR 250,000 and its token money is PKR 20,000. The development charges for 10-marla is PKR 450,000 and its token money is PKR 30,000. The development charges and token money for 1-kanal are PKR 750,000 and PKR 30,000 respectively
5 – It is an LDA project not of the Government of Punjab, the development work should ideally remain unaffected by any change of the government.
6 – About the 6th question, I have to talk to some from LDA City, please give me some time for that.
7 – It shouldn’t too long after the possession, which is promised in 2017.

I have a plot in lda avenue one which comes under litigation.
I remember they did heavy advertisements of lda avenue 1 with banners all around Lahore.
While they did not acquired land they balloted and the rest of the case you know about.
Please be careful people this, we have not got a plot yet and it’s still under litigation.
It’s better to buy 10 lacs + plot rather than buying a file.
Specially of lda project. They attract people with less price and then they make small investor /buyer to suffer for decades.

Not Stating any issues which investors could face. LDA is a public entity with not very good track record for example it’s Johar Town Lahore is full of fraud and there are issues of title and LDA staff helps influential land grabbers by taking bribe. Another project of LDA is LDA Avenue I, here LDA had handed over possession After 14 Years for only 59% of plots, remaining 41% plots are still in litigation and there is no chance of clearance of this litigation in near future. Now LDA has launched this scheme with the name of LDA City on ferozepur road Lahore. The Development Partners In This Project are Urban developers who also are unable to develop even their own scheme Central Park on Ferozepur road Lahore for more than 10 years.
This information is only shared so that people who want to invest in LDA City must be aware of issues they could face.
If the installment get late then what are the conditions apply.
