The dilemma that is the Lahore Ring Road (LRR) cutting through Bahria Town still persists and victims are uncertain about the future prospects of the society.
I have consistently been updating you on the latest developments in this regard. In my last blog on the issue, I discussed the video conference between Malik Riaz and the affectees a few days ago. During the conference, Malik Riaz extended support to affectees and stated that he is trying his best to change the route.
I shared images of Bahria Town’s map showing markings of the LRR route in another blog post, which can be read here. However, I could not update you about the status of Golf View Residencia (GVR) with respect to LRR, which is why I am writing this post today.
Many people have invested in GVR, but are worried about it because they are uncertain about the future of their investment.
GVR is one of the Bahria Town Lahore’s developments which will be affected by the LRR route if the road cuts through the locality.

Sale-purchase activity
Because of the LRR issue and the allegation that Bahria Town has not acquired land for GVR, people are keeping themselves away from the project. These are the reasons the locality is not seeing impressive sale-purchase activity currently.
Market prices
GVR consists of the northern zone and the southern zone. It features residential plots of 10 marlas and 1 kanal and commercial plots of 5 marlas in these zones.
The current market price of different categories of plots in the locality is as follows:

Commercial plots were launched at PKR 30,000,000. However, the price of these plots has dropped further after its launch due to uncertainties about the GVR’s future.
Should you invest in GVR?
If you are planning to invest in the locality, I would suggest you wait until Bahria Town officially announces something about the acquisition of land for the project and also about the resolution of the LRR issue.
And those who have already invested in the area should either adopt a wait-and-see policy or sell their plots in GVR, if possible.

Another great analysis. But sir people are still building houses in the locality and Bahria is keep giving them permission. Why ???/// I dont know. Can u find out why. Secondly, I have an inside news that Bahria has proposed its own LRR route. Can u get this info?????

I have learnt that the authorities concerned have givena go ahead to the FWO to develop packages I and II of the LRR. However, the package III will be taken up after 3 years, but I could not confirm the source of this information.

Thanks for replying, the last information which was out officially is that FWO gave a presentation to LRRA and CM punjab. and authorities asked FWO to submit professional bids(technical+financial) as per their proposals which they shown up in that presentation… This was back in early january2016, since then its a complete silence.
The info which you are sharing, is it the latest one or you are saying the same old thing which i mentioned above ??

Why Bahria started this project despite of knowing the Govt. Plan ?

Is there any possibility for the change of location of GVR?
If no change in location then when development will start ?
What initiatives Bahria will deploy to boost the affectees of LRR.

Yes Bahria should answer and as I explained you earlier good and true journalist is the representative of the public as he has medium and power of pen to raise the voice of public and could guide the public through his vision and awareness on major happenings which affects the public interest.
Biggest example is Hussain Haqani ex Pakistan Ambassador to US just by writing columns in Washington post he try to put pressure on Pakistan why he is doing this either for his own benefit or acting as tool in hand of foreigners is different subject.
But his pen and words either true or lies create troubles for many.

Zain Sb., thanks for your earlier and current info., re., effect of LRR on BT relevant properties. One thing, I still could not understand that how BT has been handling their developments since inception. In principle, they are required to have NOCs from authorities like,
– LDA or other relevant
– Roads Department
– Water and Electricity Department
– Department of Civil Aviation
– Any Security Department (if required)
– Sewage Department
– Irrigation Department
Do they really have NOCs from the above, if not, then they are fully responsible for the mess. If we do not have the above requirements as mandatory, then our entire system is in a mess.
The plight of affectees is multiplying as the time passes. Therefore, BT must chalk out an explicit compensation package as quickly as possible to lessen the agonies of the concerned. It is their moral responsibility, after all.

my question about the sector F . how the society of BT will link with all other sectors in the presence of LRR. there would be an other flyover or underpass for rest of BT sectors to make boundary wall gated society or what ? . please expedite if you have any information.

As per I know Ghaznavi Block, Tipu Block, Sher Shah Block, and Sikandar Block are on ground, but none of them have been granted possession, while Alamgir Block, Abu Bakar Block, and Sheikh Saadi Block can only be traced on map.
I suggest you stay away from the blocks which can only be traced on map. Investors should always play a safer game, especially those who a limited budget.

Now a days property dealers are spreading rumors that MR is pressing GOP for changing the route from ADDA plot to Sundar directly without effecting the BT. On other hand LRR Authority yesterday published the rentendering of LRR south. Whats going on as i have invested my hard earn money in Gold View south side 10 M with 19 M own. Your timely information is highly appreciated for overseas pakistanis.

Prices in clear blocks of Bahria Town Lahore are increasing day by day, as investors are probably of the view that the prices will increase further once the LRR project has been completed. This gives a clear hint that investors have not lost their interest in Bahria’s development. It is true that some blocks are affected, but the remaining area has a good investment potential.
Bahria Town, on the other hand, also needs to realise its shortcomings.

According to above map of GVR regarding LRR markings, my plot is safe as my plot is in between 605 to 607 line.
What do you suggest that Bahria will develop GVR that will not be affected by LRR because from the above map, the beauty of golf course is completely destroyed.

I don’t think Bahria Town will leave this project unattended. However, currently, it is focusing on the LRR issue. Even if the LRR passes through GVR, unaffected plots will see a boost in property values.

Ok, thanks Mr. Zein for your quick response but primarily issue of GVR is land acquisition. The Bahria Town is now launching Talha block after acquiring of land and booking price is 65 LAC.
I’m not understanding how Bahria will give plots to GVR on booking price of 31 LAC.

today I called Bahria town.They confirmed that ring road will passed through golf view but they are not telling which plots will b effected.I am worried about this situation my plot is in between 760 to 770 North.

@Muhammad, my plot is also safe from LRR. But issue is that they have no land acquisition and how they will give us land of booking value of 31 lac. Now they are launching Talha block after acquiring land and booking price is 65 lac. Now the inflation rate is high. They booked GVR on 31 lac before 3 years @ 31 lac. How they will give us land???
