The market doesn’t seem to be smiling on Defence Housing Authority (DHA) Lahore projects that are in the pipeline at the moment. Sluggish activity in DHA Rahbar (Phase XI), coupled with lukewarm responses to the Phase IX extension files, and ongoing development work in Prism 9, make for a slow tale. It’s no wonder that buzz around Phase X isn’t what we thought it would be when we first heard about the project.
DHA Lahore has recently launched files in Phase X. Investors registered with DHA are currently acquiring land for Phase X on Ferozepur Road off Hudiara Drain.
At the moment, DHA hasn’t shared any details on how much land it plans to buy for this particular phase. However, real estate agents believe that Phase X will be bigger than Prism 9. If that is true, this phase should surpass Prism 9, its next-door neighbour.
In any case, it’s too soon to expect such details since it’s unlikely that DHA will start work on Phase X before development work on Prism 9 reaches its final stages. Given how DHA operates, Phase X files could take their sweet time changing hands before the balloting can actually take place.
Readers must know that demand for these files is currently not impressive largely because the investment term is too long. In addition to which, some agents also believe that PKR 6,000,000 is too high a launch rate for the files. Demand in the market has dropped a bit causing the value to drop to PKR 5,700,000. The changing preferences of real estate investors are an indication that the rates could plunge further.
The rapid transformation of infrastructure around Ferozepur Road has increased land value. In other words, the value of land that’s being acquired for Phase X is already high. Furthermore, many housing societies are also located in the area that is to become Phase X. According to initial details, there are currently three land pockets; one in mouza Shahzada, second in Thata and the third in Lakhoke. The map also shows that DHA Lahore’s Phase X will cross Bedian Road and touch the bank of BRB Canal.
Let’s see how soon DHA releases details on the areas that it intends to pull in for Phase X. Meanwhile, we expect DHA to release 5-marla and 10-marla files in Phase X soon.

I can see allot of plots are on sale in Bahria town sector F Ghaznavi Block.Can anyone share the information why people trying to get rid from their plots in sector F of Bahria town. Is there anything going on in this area or is it just something else? I appreciate if anyone can shed some light on my query thanks.

Any chance when the files for Phase X can be bought ? Can they be purchased directly from DHA or throught an Agent Only . Can a person while oversease buy the file..? Talking about DHA Lahore Phase x.
