With Bahria Town Karachi becoming the real estate highlight of 2014, Zameen.com noticed a drop in sales volume in Bahria Town’s projects in Lahore, Rawalpindi and Islamabad. The shift of short-term investors’ focus to Bahria Karachi is totally understandable since the investment activity being seen there is hard to be ignored by the real estate trader. The property buyers with long-term investment plans, on the other hand, chose to wait. For you patient folks, I have Bahria Town Rawalpindi plot price trends as seen during 2014.
The smaller plots in Pakistan are popular among investors and buyers for many reasons, including their high demand and thus greater chances of experiencing a bigger gain in less time. However, for smaller plots in Bahria Town Rawalpindi, 2014 wasn’t very productive as the rates of 5-marla plots here dropped noticeably during the year.
In January 2014, the average sale price of 5-marla plots in Bahria Town Rawalpindi was Rs 3,238,416, as recorded by Zameen.com. By the mid of 2014, their average value had remained virtually unchanged at Rs 3,241,149. By the end of December 2014, the value of 5-marla plots had dropped down to Rs 2,971,154. For 10-marla plots in Bahria Town Rawalpindi, the year 2014 remained unimpressive. The average sale price of these plots in January 2014 was Rs 5,986,667 and by December 2014, the rate inched up only by 1.24% and the recorded price was Rs 6,061,136. Here is the graphical representation of the average sale price recorded for 10-marla plots in Bahria Town Rawalpindi during 2014:
However, for 1-kanal Bahria Town Rawalpindi plots, 2014 was relatively happening and property rates continued to hop throughout the year. According to Zameen.com’s data, the rates of 1-kanal plots in Bahria Rawalpindi continued to inch up throughout the year except for marginal drops noticed during the second of half of 2014. Per the portal’s stats, the average value of 1-kanal plots in Bahria Rawalpindi increased from Rs 12,212,944 in January 2014 to Rs 13,152,731 in December 2014 – a price gain of 7.69%.
Considering the political and security conditions of the country, especially during the second half of the year, as well as the incredible activity seen in Bahria Town Karachi’s market, Bahria Rawalpindi had to suffer some setbacks. Nevertheless, a price rise of 7.69% for 1-kanal plots is rather decent. What do you think?
For 10 marla your figures seems quiet high, in adds we have seen 10 marla from 4 million and reaching up to 5.5 million.
In 2014 5 and 10 marla plots prices significantly decreased. I have bought 10 marla plot from Bahria Town Rawalpindi phase 8 sector F2 back in December 2013.
Is it worth to hold my investment for next couple of years to see some good return?
When Bahria Town phase 8 sector F2 possessions expected?
What is the future of Bahria Town Rawalpindi phase 8?
Can someone please answer the above questions? I really appreciate your valuable feedback on this.
Many Thanks
