Defence Housing Authority (DHA) Lahore is doing really well and most of its phases are prospering these days. Phase VII is no exception as it has been creating a significant amount of hype these days. The main reason for this uproar is the inauguration of the grid station situated opposite Z Block. This 132 KV grid station, which partially lies in Phase VI, was ceremoniously inaugurated by Brigadier Zafar Yasin Babar on December 2.
The ground breaking ceremony was attended by top DHA officials, businessmen, real estate agents, and other attendees. Brigadier Babar announced that development work in all phases of DHA was progressing at a rapid pace and the addition of the grid station would further accelerate it. He highlighted DHA’s quality standards and congratulated the team working with him for a job well done.
Impact of the development
The grid station is now operational and is fully supplying electricity to the phase.
Sources claim that real estate activity in DHA Phase VII will improve substantially with the advent of the grid station as the electricity situation is bound to improve. A real estate agent working in Lahore mentioned that prices for each plot may increase by PKR 200,000 to PKR 300,000 in the area.
The situation in Phase VII seems like a mixed bag right now. Reportedly possession has been granted in nearly all blocks, with the exception of the higher plot numbers in blocks below the drain area including T Block, U Block, Y Block, and Z Block. According to an agent, there are also a few personal litigation cases pending regarding land in the phase that haven’t been resolved yet.
DHA Phase VII contains 5-marla, 10-marla, 1-kanal, and 2-kanal plots. The current price of a 5-marla plot in DHA Phase VII ranges from PKR 4,500,000 to PKR 6,000,000. A 10-marla plot costs approximately PKR 5,500,000 to PKR 7,500,000. Accordingly, a 1-kanal plot is valued at PKR 8,500,000 to 15,000,000 and a 2-kanal plot costs around PKR 18,000,000 to PKR 24,000,000.
With the current situation of load-shedding in Pakistan, the efficient and effective supply of electricity is definitely a plus point for this phase. However, I daresay that this will not have a major effect upon prices in DHA Phase VII while other developmental projects that DHA is working on may have a magnanimous effect.
Moreover, the hype about DHA in other cities is also superseding DHA Lahore, a project that has been around for quite a while. This doesn’t make DHA Lahore any less attractive, but other DHA projects such as DHA Bahawalpur and DHA Peshawar has stolen the real estate limelight.
