Bahria Town Education and Medical City, a locality replete with international-standard facilities and state-of-the-art infrastructure, has finally matured. Bahria Town has started handing over possession of 5-marla residential plots in the locality, following which investors should expect property prices in the area rising sooner rather than later.
According to Mr Gulfam Ahmed of SM Real Estate Consultants and Builders, 250 to 300 plots were ready for possession in Education and Medical City, for which Bahria Town had issued open letters.

Currently, the rates of 5-marla residential plots in question hover between Rs 1,600,000 and Rs 1,700,000, however, the investors should expect the prices soaring close to the Rs 3,000,000 mark in near future.

According to Mr Ahmed, 5-marla plots in Bahria Nasheman currently range between Rs 2,800,000 and Rs 3,200,000, and considering the fact that the Education and Medical City will feature a spacious 500-bed hospital and an international-standard educational complex, the property prices in the locality will register impressive hikes in the days to come. Secondly, the possession of plots is another major factor that will create impetus for property price increase.
The locality features underground electrification, 24 hours security and maintenance service, round-the-clock electricity supply, commercial areas, mosque and parks.

Mr Gulam Ahmed please first tell people is this part of Bahria society have NOC from government OR is it the same story like Sector D,E and F of main Bahria Town where people are kept in dark. Please be honest in your advise. Finally, I will request Zain please do not promote these estate agents and societies which dont have full authorisation from govt. Some people work very hard to construct a house but end up loosing their money due to not having full land rights bcz they were kept in darkness by some dishonest estate agents. Hope u wont mind.

Zameen suppose to provide expert and unbiased opinion but many times i feel bloggers are inclined to the developer or estate agent side which is absolutely ridiculous and dishonest. They should prove their claim with historic data by comparing apples with apples. Partial opinion will take viewers away from this site which i believe will not be good in terms of development of health competitive real estate market and exchange portal.
I not beleave on these kind of Projects all Bahria Plots is not giving in time I paid already in Islamabad phase 8 than they change to phase 9 more than five years I and many more like me are waiting to be received the plots but not yet and even no one is helping on the Bahria phones or by email.The name is big only but there is no honisty.

I have purchased an 8-marla plot in Bahria EMC. The agents told me that Bahria has allowed possession and house construction after down payment and first installment. Can you please confirm if it is true? Do you consider it a secure and profitable investment?
Please also confirm if this land is cleared legally and is this society approved by LDA?

due to location and lack of foucs plus not LDA Approved situation for property arise in near future in Bahria EMC not looking possible also bahria foucs towards society not shown as they have huge success in bahria orchid and now phase of bahria orchid-2 started .Another reason is if we viewed about development of Lahore is not towards this side its basically towards multan road and secondarily towards rwagha border thirdly towards Rainwind road.and this society is in between kusur road and raiwind road (main koi bhi touch nahi ker reha .My assessment is this area will be appreciated but in next at least 5 to 7 years .my assessment only please no hard feelings
I do not know why people are commenting that EMC is not LDA approved.
They have provided in their own approved list its named as Education City, and you can check its moza is specified as Ladhekey. This is approved but for its initial plans of 5 marla plots. I have visited the place, although bit far but people around this schem are mostly Rajpoot mayo who owns are lot of agri land. Now because of high cost of their agri lands and LDA is purchasing or grabing every thing from them, They are moving towards, nice housing societies. They have good purchase power for living and investment. I am not expert but being local of that area i personally have opinion it will go really high with in few years. As there is short supply of standard housing schems in that remot area, i have an opinion that demand will increase as preference of people are shifting from polluted environment towards clear air places.
