Lahore Ring Road (LRR)’s southern route is set to change the city in many ways. Not only is it one of the biggest infrastructural developments, but it is also a key ingredient helping property prices shoot up. With this piece, I’m going to tell you all you need to know about the upcoming infrastructural development.
The LRR southern loop is set to connect central parts of the city with its southern peripheries. Development work has been underway at an impressive pace. According to Lahore Ring Road Authority (LRRA) Chairman Abdullah Khan Sumbal, about 34% work has been completed on the southern loop i.e. LRR’s SL-1 and SL-2.
According to my sources, the project is now in its advance stages. To ensure a fast-pace for the work being done, a private-public partnership contract was awarded to the Frontier Works Organisation (FWO). The FWO brought on other companies to work on different parts of the project simultaneously.
The LRRA estimates that the SL-3 route would be constructed to the tune of PKR 7.7 billion. The authority expects that the 8-kilometre long loop will be completed in nine months after the contract is awarded to a suitable company.
Property agents keeping an eye on the development of this project seem satisfied with the pace of the work. Some of them even believe that the road will be completed before the promised August 14 deadline. From what I can tell, these suspicions are correct.
Meanwhile, property rates in the societies that lie close to the interchanges of SL1 and SL2 continue to inch up. If you wish to benefit from this price rise, Springs Apartment Homes, Icon Valley, Sheranwala Heights, Lake City, Fazaia Housing Scheme, DHA Rahbar and Central Park should be on your hit list.
Authorities looking into LRR are moving forward fast, and will be awarding the contract for SL-3 soon. According to a news source, the LRRA is currently busy negotiating with different contractors to establish a private-public partnership mechanism for the construction of SL-3. The route is to connect Adda Plot with Multan Road.
The LRRA is currently busy acquiring land for SL-3. If your land falls within the spots being considered for construction then you should be worried. We already know that the 8-kilometre long SL-3 passes through Bahria Town, an issue that many property owners in the society have been worried about. However, even this development is expected to cause a price hike in Bahria Town for properties that do not lie in the SL-3 path.
It would be interesting to see how landowners are compensated for the land that is needed for SL-3. In Bahria Town, some people have been compensated but many others are still awaiting the resolution to their issues.

Partially, yes. This particular society will reap greater benefits from LRR’s SL3.
As you mentioned in your post, How Springs apartments Homes will benefit from under construction SL 1 & SL 2 of southern loop as SL-3 loop (Raiwind Road to Multan Road) is still to be started and even contract has not been awarded yet.

Can you please mention the impact on LDA city because the ring road is passing through LDA city. There is an interchange planned by consultant of LDA city but FWO being contractor is not owning this proposal because they have dead lines and detailed design given to them do not have provision. Interchanges are at Ferozpur road ,Kacha Road and Halloki.Fwo is estimating the cost of interchange as 3 to 4 billion.

And yes I am an affectee inn Bahria GVR and Bahria seems to have done nothing about it except empty promises and talks. They seem to always come up with time buying tactics which has been irritating to most investors and genuine clients of GVR.
Kindly share what is the latest with Bahria GVR and if there has been any solid news or development.

I heard from a friend whose plot is being taken over by the ring road Fazaia 1 that she was told over the phone that the compensation to her for the plot would be by the DC rate, which she was told is one one lakh fifty per marla. This is a rip off I hope it is not true.
Why don’t you guys explain situation with Khayaban-e-Amin? It’s a big society and very adjacent to LRR and in fact LRR gets passed over few blocks too.
