Located on Southern Bypass in close proximity to the airport, DHA Bahawalpur is set to change the city’s property scene. Here’s the good news: the Defence Housing Authority (DHA) will perform the groundbreaking ceremony of the project tomorrow (April 28, 2016) and also start development work.
According to an official advert, well-reputed firm ProMag (Pvt) Ltd has been engaged as the principal consultant and manager of the project, while the main boulevard of DHA Bahawalpur is being developed by Habib Rafiq (Pvt) Ltd.
When launched, DHA offered 10-marla and 1-kanal plots in the locality on 12 quarterly instalments. Please see the table below to have an idea of the payment plan:

Profit on plots
Currently, 1-kanal and 10-marla plots on instalment are being traded in the market at a profit of PKR 150,000 and PKR 100,000 respectively.
Affidavit files
One-kanal affidavit files are also being traded at PKR 2,700,000. I believe this rate will increase with the start of development work in the locality.
Time to invest in DHA Bahawalpur
Though investors must have made the move a month ago, it’s not too late. I suggest you capitalise on DHA Bahawalpur now to bag good returns in the future.
I personally believe that the affidavit file, which currently values at PKR 2,700,000, will cross the PKR 3,000,000 mark after development work has commenced.

I have a 10 marla file on installment. Your views on the best time to exit in short term or in long term. when will the project reach its full potential? does the installment plots get inferior location in the balloting? Being a salaried person, i do not want to tie up my money for more than 2 years (late development and possession history of DHA). Where will we stand in 2 years time? Your insight and feedback will be highly appreciated.

I would suggest you wait for at least a couple of weeks to see price trends. I personally believe that prices will continue to surge with infrastructure development in the society.
And I don’t think that plots on instalments get a bad location in balloting.
Just keep an eye on the market to take an informed decision at the right time.

dunno what is the affiliation / craze of people with the airport. do you need to go there everyday? if its once in a year cant we travel the extra mileage instead of living near the noise of the hustle bustle at the port. come on people think outside the box. wont the serene and calm atmosphere is a plus?
I agree with you Farooq bhai. But in Pakistan property values are largely affected by the availability of airport in the vicinity. Consider Phase 8 of DHA in Lahore. Its closeness to the airport has largely impacted its property values.

There main societies and areas are Modal Town A,Modal Town B,Trust colony,Medical college,Farid gate and saraki chock.These all are very far from Dha Bahawalpur.

Whats the update post 28th April 2016. Did the groundbreaking happen? what is your take on the market sentiments and future of DHA BWP after this? to decipher a clear picture is a very uphill task for me right now?
