Yes, it is official!
After a long wait, the Defence Housing Authority (DHA) is set to launch DHA Multan tomorrow. The ceremony will be held at DHA Multan, Bosan Road, and will begin at 11 am. Invitations for the event have been sent to all officials concerned.
After the official launch, DHA will begin accepting applications for the plots on offer. The late date to submit an application is March 31. According to a DHA official, the balloting will take place a month after this. Furthermore, the official map for DHA Multan will be rolled out within four to five months.
The project has kept investors excited for the past couple of months, and with good reason. If you are looking to get your hands on some property within this project then read on.
On offer are 5 marla, 8 marla, 10 marla, 1 kanal, and 2 kanal residential plots, along with 4 marla and 8 marla commercial plots.

The official I spoke to said that the application form has been slightly amended and the new form will be made available on DHA Multan’s website on Monday. You can also pick up an application from designated banks (details available on application form).
What should you apply for?
If you want to invest in DHA Multan for short term only, you should go for 5-marla plots, as smaller plots are traded massively in the market and they usually fetch more profit in the short-time period. Those willing to invest in commercial plots should consider the 8 marla options.
Currently, the price of 1-kanal affidavit files in DHA Multan’s Phase I is PKR 5,400,000. DHA is launching 1-kanal plot at PKR 6,800,000. So, file owners should expect to see an increase in the value of their files in a month.
Many rumours about the official launch of DHA Multan were spread in 2016, but none of them turned out to be true. Some also said that DHA is largely focusing on DHA Villas in DHA Bahawalpur and the Multan launch would see massive delays – but that has proven to be untrue as well.

Post Launch Scenario needs a bit careful analysis. Some experts have given their opinion and here his my humble analysis. There are several thousand 1 Kanal confirmed Allocation/Land Files already out there and DHA is obliged to accommodate those in Phase 1. Then DHA has several thousand of their own files those will be divided in 2K, 1K, 10M, 8M, 5M and 4M Commercial, 8M Commercial … these will be offered for ballot. As I see following picture is likely to emerge:
Residential:
In all fairness Allocation/Land Files should be allotted Plot Numbers sooner than the Installment Plots. Simply, because Allocation/Land File Holders do not have to pay Installments and would be ready to undertake construction sooner than others. So why make them wait for long? They invested yearner two years backhand gave boost to the project. So why make them wait for long? After all “Pucca Apple and Kacha Apple” can not sell at the same price.
In my opinion 1 Kanal Allocation/Land Files will continue to dominate the Installation Files. My argument is based on following analysis:
1 Kanal- – will be least applied for because of thousands files already issued against land. This category will earn The Lowest own money on Installment Files. After payment of 3 to 4 installments Allocation/Land Files will be more attractive for genuine buyers. The Land Files have already earned very handsome premium on files thus will beat the own money on Installment Files.
2 Kanal– There will be a limited number of plots in this category. Being very expensive, only fewer will apply and there will be nominal own on 2K plots. But, if one has the capacity to pay fully and hold, can earn great rewards after development as these would be at best locations and limited in number, generally around the Golf Course and Parks.
10 Marla..this category will get mild to moderate response as the difference in price of 10 M and IK in Phase 1 (Ext) will be nominal once own is taken into account. Many would rather go for IK Phase 1 Land Files or Phase 1 (ext) Land Files.
8 Marla and 5 Marla — These two categories will be most applied for because of the good price and more affordability. Maximum own will be seen in these two categories.
Commercial: These plots are always in a very limited number as compared to the residential. Therefore, carry higher price and higher own money.
8 Marla– Not too many plots will be in this category and those too will normally be for the elite class. Commoners will likely loose application fee. So be careful. Yet, these plots whoever will get them will make tons of money in few years from now.
4 Marla–Again because of higher down payment and higher total price, general public perhaps will be more attracted to try luck in 5 and 8 M residential. Whoever will get a 4 M commercial will surely be Super Lucky.
In totality DHA Multan holds high rewards for those who can think beyond Short Term. Real Estate Investment is a serious business and should not be considered “Get Rich Quick Schemes”.

What is the chance of success in balloting, if i apply for 5 marla plot? Does it make any difference to apply from overseas versus apply from Pakistan? What should expect if i try to sell the file in six months time…or after two quarterly payments.

How would we know that application has been submitted ? all bank gives is a receipt of payment and nothing else. how would we know that the application was entered in balloting ?
Change whole Pakistan into housing colony. Don’t leave any land for agriculture for future generations. After 50 years or so Pakistanis will be begging for food and water, (if they survived and were not roasted by the sun due to increase in temperature and destruction of agriculture and forests).
Government should forcefully control population growth rate, ban all housing colonies around big cities and compel the investors to invest in some productive activity like agriculture and industry; otherwise be prepared for destruction.
