DHA Multan is one of the best things to have happened to Multan’s real estate sector in a long time. The people of the city are also responding to this impressive investment opportunity by buying 1-kanal plot files in the project, which are currently being traded for PKR 3,100,000.
The laying of the foundation stone for DHA Multan Phase I has increased the public interest in these files. Per news sources, the foundation stone was laid on April 19, 2015. The DHA looks committed to completing the development work of Phase I by late 2018. For Phase I, DHA has acquired almost 1,800 acres out of the required 2,500 acres of land. Many firms, including Medlinks, are currently helping the authority get the remaining land as soon as possible.
With the entrance area cleared and ready for development, DHA Multan has started construction work on the main entrance of the society, which is on Bosan Road. Construction machinery and staff can be seen working at the site. Medlinks Marketing Manager Mr Tehmas Sheikh told Zameen.com that Phase I of DHA Multan will also have about 800 houses available on instalment plans directly from the authority, the construction contracts for which have been awarded to Habib Rafiq (Pvt) Ltd.
At Zameen.com, we have noticed an uneven and unimpressive past year for DHA Multan where, due to the absence of solid on-ground work and because of slow land-acquisition process, the rate of 1-kanal files also dropped. The introductory price of these files was set at PKR 4,100,000 by the DHA (in July 2014) but lukewarm demand saw their value dropping to PKR 2,700,000 by March 2015.
As of now, the increased activity seen at the site coupled with the speedy land acquisition process has caused the value of these files to increase. Per Zameen.com’s stats, the average sale price of a 1-kanal plot file in DHA Multan is PKR 3,100,000, which is a rise of 14.81% in just 6 weeks. It is important to note that this price rise in not a marketing gimmick but an actual indication of the fact that DHA Multan is moving closer to becoming a housing project the likes of which Multan hasn’t seen before.

Can you draw some comparison between DHA Multan and Gujranwala. Which one is better to invest in fro two years time frame?
According to an agent i have been in touch with for sourcing DHA Gujranwala information, the project will take between 4 to 6 year to develop. The DHA Multan is promised by 2018.
There is an other side of the picture.
DHA Gujranwala has competitors in the market while Multan DHA has less fancy rivals. Less competition could also mean reduced efficiency.
What you can do now is contact a couple of agents from DHA Multan and a few from DHA Gujranwala, inquire about the current rates and how much up or down these rates have gone during the last couple of month. Compare these rates (i can also help you get them verified) and based on the findings, make your choice.
DHA Multan will be successful only if it has boundary walls all around and gated, CCTV cams,, like Bahria,, because the area where DHA Multan is being developed has high crime rate,,

Nice post Samra Zulfiqar but I think DHA Multan will soon will get ahead of DHA Gujranwala. This point is based after talking with real estate agents in both cities, the logic behind is number of investors. Since Gujranwala investors have close areas like Lahore and RWP DHAs to invest but Multan investors who mostly comprise of big landlords have only this opportunity. With due apology please have little more experience about real estate and than comment. Dha multan is far better than Gujranwala due to many reasons. I m from gujranwala and have many options to go for dha lahore or Island. But for southern belt wealthy people need a society in vicinity where they can be safe and comfortable. Of course dha being a highest trade mark provide thus facility. I m repenting why I bought file in dha gujranwala.

There isn’t any legal complication but delay in acquiring some pockets of land. Per my sources, about 80% land of DHA Multan Phase has been acquired and DHA will launch it as soon as land acquisition status crosses 90%. In their web site of DHA Multan in the FAQ section it was stated that the balloting will be done tentativley in the lst half of 2015 . this statement has now been removed and no new date for the launch or balloting has been given,i assume it will be next year, Bahria town has anouced about their upcoming project of Bahria town Multan. if the Bahria toun Multan is launched before the balloting of DHA Multan it will adversely effect the prices of dha Multan as the invester will be divided between DHA and Bahria . what are your views about this

Nothing wrong, there is technically no reason to delay the launch. DHA has just yet doesn’t decided to launch it.

Although this is a very old post but let me thank you first for this research. Secondly recently I have become interested in DHA Multan. I am sure are way more knoledgeable about DHA Multan than me so wanted to ask your latest views about this project since I am interested in investing and the files are selling around a little less then 4 million ( inculding transfer fee)

You can’t find a file cheaper than this rate, you should purchase it. Make sure you deal through a reliable agent.
