Defence Housing Authority (DHA) Lahore seems to be in the news for some reason or the other. And this time I’ve got an update for you guys on DHA Lahore Phase XI. Plots in the society are up for possession, and are on their way to becoming a sure-fire hot locality for investors.
DHA Phase XI comprises of DHA Rahbar Phase I, Phase II, Phase II Extension and Haloki Gardens. It is located on Defence Road, opposite Valencia Town. Unlike almost all other phases, DHA Phase XI essentially features smaller plots.
Like many other societies in Lahore, property rates here struggled against low demand and dropped during the second half of 2016. After seeing a price drop of about 20% during the latter half of 2016, DHA Phase XI has now stabilised. In other words, property rates have remained largely stable throughout January 2017. But could the rates go up in the days to come? Yes, and let me tell you why.
You must be aware that DHA Rahbar’s Transfer and Record office has been shifted to DHA’s Main Office Complex in Phase VI, Lahore. Moving sale-related operations to the main complex will invoke the interest of a bigger number of real estate agents in Phase XI, as many property dealers now believe that assisting genuine property buyers is the way to go forward.
In addition to this, property rates in DHA Rahbar Phase I, II, II-Extension and Haloki Gardens are also well within a reasonable bracket at the moment. Property rates here have a decent margin to go up. Keep in mind that property possession is available throughout this phase. DHA Rahbar Phase I is partially inhabited, while Rahbar’s Phase II, Phase II Extension and Haloki Gardens currently have no population, which is why property rates in Rahbar Phase I are higher in comparison to other phases.
The other factor that’s destined to make DHA Phase XI a lot more attractive, for potential home buyers and investors, is the under-construction southern loop of Lahore Ring Road (LRR). Punjab Chief Minister Shahbaz Sharif announced a few days ago that a 22.4 kilometre patch of the LRR will open for traffic by July this year. With LRR becoming functional, DHA Phase XI will be a lot closer to important parts of the city, including Mall Road, Kalma Chowk and Allama Iqbal International Airport.
Given the current situation, I think that DHA Phase XI could be the highlight of the real estate sector for many months to come.

LRR passes right infront of this society , But no signs of development or possession there for plot owners , Can you please shed some light on this topic or write a seperate post for this !

agreed.i think it has a great potential especially the commercial ones, due to its superb location even without any house construction the area is ideal for offices and commercial activities. with ring road and widening of defenceroad it is best place to invest at present under banner of dha

I am currently residing in Toronto and working for the Canadian government. I am planning to move back to Pakistan and reside in Lahore. I was wondering if there is any possibility of buying a property/plot in either DHA or Bahrain Town?
I was lucky to buy one in Bahrain town Karachi overseas block. Is there anything where overseas Pakistanis are prioritised?

Hi Samra , Hopefully commenting on right post this time 🙂 Quick question , I hear estate agents of this locality saying that DHA Phase XI shall eventually acquire the ” Bagh e Iram Housing society” which is adjacent to DHA phase XI and enjoys a good location as LRR passes infront of it ! Could you please shed some light on it , would be great if you write a blog on ” Bagh e Iram society ” also .

It isn’t sure if DHA will do so. DHA acquires projects that are close its development standards. In any case, presence of DHA XI will have an impact on the neighbouring housing societies.

I have 2 Plots in DHA XI Phase 1, there is indeed some private land adjacent to DHA Rahbar in fact if you visited the society you’ll there’s a patch of land that is still undeveloped it’s located in E-block, i was told by a property dealer that DHA is negotiating with the seller.

I read a news that DCO Gwadar has suspended any plot transfer for 90 days in Dec. 2016. I want to buy a plot in New Town. How you guys are selling the plots in GDA area as there is ban on transfer?
