DHA Bahawalpur, which is set to transform the entire scene of Bahawalpur’s property market, has recently offered 2-kanal residential and 4-marla commercial plots on easy instalments.
Interested individuals are required to apply for these limited number of plots before July 16, 2016. The Defence Housing Authority (DHA) will hold a ballot on August 6, 2016 to announce lucky winners of plots.

Now let’s discuss the status of previously offered 10-marla and 1-kanal plots in DHA Bahawalpur. Ten-marla plots on instalments are currently being traded at profit ranging between PKR 150,000 and PKR 175,000, while for 1-kanal plots, the profit value is PKR 170,000 to PKR 180,000.
Other than these plots, 1-kanal plot files are also available on cash in the locality. Currently, the market price of these files is PKR 2,750,000.
Development work was started in DHA Bahawalpur on April 28, 2016. Before this date, the value of 1-kanal plot files was PKR 2300,000, which means that the files in question witnessed 19.60% price jump in a couple of months.
According to a source, required machinery has been moved to the site and the developer plans to complete DHA Bahawalpur’s main boulevard within 4 months. It is also expected that plot files will be balloted once the development of the main boulevard has been completed.

Property prices in DHA Bahawalpur are currently low compared to other developed societies in the city. For instance, per marla rate in localities such as Hashmi Garden and Model Town Bahawalpur is PKR 800,000 to 1,000,000 approximately. according to an official source, the land has been acquired for Phase I and now the DHA is acquiring land for Phase II of DHA Bahawalpur.

Will the balloting of cash files held simultaneously with installment files?
There is always a difference between cash files and plots offered on instalments because the instalment plan allows buyers to avoid paying large sums at once.
Ideally, balloting of both plot categories should be held at the same time. Now lets see what the DHA comes up with.

What is the going rate for 1 Kanal plots in Multan DHA? Which would be a better investment the Multan or Bahawalpur DHA?
I think DHA Bahawalpur has a better margin to grow. 1 kanal file in DHA Multan is expensive compared to that in DHA Bahawalpur. DHA Multan is a riskier investment in the current scenario.

It is worth buying. Right now you have to apply for it. If you win the ballot, only then will you be able to secure a plot.

Prices are comparatively high DCK. DHA Bahawalpur is still affordable, as the value of 1 kanal file is around PKR 27.50 lacs.
