Spanning thousands of kanals, TopCity-1 is one of the most sought after projects located in the close neighbourhood of New Islamabad International Airport. I have covered TopCity-1 several times in my earlier blog posts and today I will talk about its development status.
TopCity-1, a landmark of Dynast Associates, comprises eight blocks: A, B, C, D, E, F, G, and H. However, Block B is the only one where members have possession of their properties. Construction of houses has also been started in this block.
According to a society official, plot owners in Blocks A, C and D will be granted possession of properties within 6 to 9 months.
The official also told Zameen.com that Block A is 50% developed, Block D is 60% complete and Block C is 80% developed. Infrastructure development is underway at a good pace in these blocks, which means that the developer will be able to hand over possession within the promised period of 6 to 9 months.
In Blocks E and F, the developer has completed ground levelling, however, it would be too early to mention any timeframe for possession of properties in these blocks.
Block G, on the other hand, features 4-kanal plots for farmhouses as well as 1-kanal residential plots. However, the developer is yet to decide the distribution of plots for farmhouses in this block and will probably offer large-sized plots in other blocks as well.
Last year, Dynast Associates launched 5-marla plots in Block H on easy instalments spread over 3 years. Since this is the first year of instalments, the developer has not yet started construction work in this block.
Talking about the development status, the society official also confirmed that the land required for the project has been acquired.

Approvals
TopCity-1 has obtained no-objection certificates (NOC# PHS/86/113) from Rawalpindi Development Authority and Civil Aviation Authority (NOC# P/C-961). So if you are planning to invest in the locality, you should not worry about approval-related issues.
Important features
You also need to consider the following about TopCity-1:
- Prices of properties in the locality are on the rise since the inception of extension work on Kashmir Highway.
- The airport is going to be operational soon, which will be in favour of TopCity-1 investors.
- Internationally reputed design firms have been engaged to ensure the society has beautiful infrastructure.
- TopCity-1 will be the first ever smart city of Pakistan. The developer has already started laying optical fibre to provide state-of-the-art communication facilities to residents and business organisations.
- The society management has also taken all the necessary measures to ensure proper security of residents.
From where I see it, TopCity-1 is a considerable address for investment. I understand that the society was launched in 2004 and is still incomplete, but the new management, which took over the project in 2011, seems serious about its completion.
The project has seen many changes in its infrastructure since the start of development in 2013 and will see more in the time to come.

Top City-1 can be compared with Park View Housing Society (Now DHA Phase-8) Lahore. Abdul Aleem Khan launched this society in 90’s but skyrocketed when Gen. Musharraf inaugurated Allama Iqbal Int. Airport Lahore in 2003. Society was located just in front of AIAP. Location of Top City-1 is far better than Park View. A very good aspect of the society is its slogan “Ghar zameen par bantey hein, filoan mein nahi”. Therefore, Top City-1 management Discouraged File Sale/Purchase Gambling (Sit’ta). InshAllah Top City will be the Best in Housing Sector.

1. DHA Phase 9 prism for 5 marla (Lahore).
2. Top city 1 (Islamabad) 10 marla

This project has enough potential to prosper.Since the site is very close to main ICT centre therefore one can always easy access rather then travelling through a whole city.Its possession has also started and I wd personally suggest that although the access shown in the master plan is a double treat but people should not take it as an obstacle once we start construction sooner or later cities spread and its massive area will itself become a city.What we need to have around for a peaceful relaxing life is all amenities in a close proximity.Thats what top city may be provided with.I would suggest people to think again and again and not only take your plot as just A piece of land for investment purposes because this would shatter your confidence rather plan for a living

block b and d are on top rite now however even a & c are safe to invest in….however i can’t say much about trusted dealers because its quite difficult to find one… best way is contact more than 3 to 4 dealers and compare you will get a fair idea of market.
There is no comparison of development standard between park view with top city.Park view is far far ahead and now has merged with dha as well.

Hi. What is the latests situation of the society? Is it true that kashmir highway will be accesable from it.? If yes by when? What is the ptice range of a 10 marla plot in diffetent sectors?
Here is the review of high potential Islamabad and Rawalpindi Real Estates:
CDA sectors are all at the top for investment, but it requires massive investment there since the price of one marla is ranging between 15 lacs to 25 lacs.
Bahria Town and DHA are the 2nd best option, but here also the prices are peaking between 10 lacs to 15 lacs per marla.
If someone wants to invest for value appreciation as well as home construction for living or rental then “Top City 1” is the most suitable option, currently available. Its proximity to new airport, motor way and Kashmir highway, makes it the best ever location in the twin cities. Though there is shortage of plots on sale, but still someone can buy from a dozen of plots that come out for sale. The rate is ranging between 2 lacs per marla to 3 lacs per marla. The posh sectors of B, and C all have one kanal plots with beautiful landscape and an up scale future address.
On the other hand A and D blocks have 10 marla plots, which are hot in demand and their prices are further rising by every passing day now.
The main events that would jack up the Top City 1 are :
1. Start of Kashmir High way connectivity to airport by August 2016; Prices may jump by 30% in one shot.
2. Start of houses construction in Top City by Dec. 2016: Prices may jack up by another 30%.
3. Start of New Airport cargo service by Mid 2017: Prices may go up by another 20%.
4. Start of passenger services by End 2017: Prices may rise by 50%.
5. Annual regular growth in prices is expected to be 20% per year basis. Eventually its prices shall stabilize between 7 lacs to 10 lacs per marla, till then Top City 1 would continue to rise. In the next three to five years, the prices may start competing with the Bahria and DHA housing colonies.
The above noted events may also start huge interest from the Karachi, Lahore and Overseas realtors who have big pockets to invest.
