Since many people have a stake in Top City-1 and are interested to know about its current status, I decided to cover this locality in my blog post for the day.
Top City-1, a Dynast Associates project approved by the Rawalpindi Development Authority (RDA), is located in the vicinity of New Islamabad International Airport. It comprises eight blocks: A, B, C, D, E, F, G and H. Block B is the only one where members have possession of their properties.
Development status
Development work is 80% complete in Blocks A, C, and D and possession is expected to be granted within 3 to 4 months, according to Shiraz Manzoor of Pak Associates. The developer is probably waiting for the completion of the access road from Top City-1 to the airport.
Development work in Blocks E and F is only 15% to 20% complete as of now.
Block G features 4-kanal plots for farmhouses, but the location of this particular block is not clear right now, which means there is no way to check the development status of this block.
Block H features 5-marla plots and development of this block will be started by mid-2016, according to Manzoor. Two instalments have been paid by the owners of these plots and they will be balloted in March.
Market prices
Ten-marla plots are available in Blocks A, D, E and F. Please see the table below to have an idea of the market price of these plots.

Gas supply
Though plot owners in Block B have possession of their properties, the developer has yet to start the gas supply here. Manzoor told Zameen.com that the society will have its own Liquid Petroleum Gas plant and will install gas cylinders in the houses, which will be filled when needed.
Investment potential
The society has good investment potential. Development of the access road from the airport will most likely increase prices in the locality. Please see the map below to have an idea of the route of this access road.
Furthermore, possession in Blocks A, C and D is expected in a few months and it will provide the needed stimulus for price rise in these particular blocks.
And last but certainly not the least, New Islamabad International Airport will also prove to be beneficial for Top City-1. The development of the airport is on the cards and will be completed by December 2016, according to a news source.

As er my information, the project has been approved by the Rawalpindi Development Authority and as far as my research on the project is concerned, it is safe for investment and has good investment prospects.

I haven’t heard of any such issues in the society. I think, it will emerge as one of the most sought after housing communities in the vicinity of the airport. Just stay away from Block G for the time being.

Sir, Just Recall Abdul Aleem Khan’s Housing Society; Park View (now DHA phase 8) Lahore. Recall 2003/2004, when Gen. Musharraf inaugurated Renovated Terminal of Allama Iqbal Int. Airport. Price of Park View skyrocketed because its location was opp (1 km) to Main Terminal. Plot of few lakhs jumped to Millions overnight. See:

Now Top City-1 location is many times better then Park view (now DHA 8 Lahore); M1/M2 Junction+Main Access Road thru Top City-1+ New Islamabad International Airport Main Entrance thru Top City-1, all make Top City-1, a very Lucrative Project
But, question is this do they have CAA NOC?

I searched the market in pindi and Islamabad . I have a few investors from UAE and Canada . They want to invest near new Islamabad airport . I went to the vicinity my self visited a few housing schemes near airport . The way they were working in Topcity I could not see such development in nearby socities . I really want to make investment there but no one is selling topcity’s plots . I am interested in plots near their golf course . If u can suggest me the names of some dealers I would b really obliged . Thanks in advance .

AOA, The development of top city is going on very good pace. I have seen the map of Islamabad new airport ink road through kashmir highway, there is only interchange at G-16 on this link road.
No interchange is there for top city and mumtaz city schemes in map. My question is that how will top city will get access on kashmir highway in this situation?
And top city has never shown the NOC from CAA on their website. Is there any issue in this regard or not

(in society map, H block is just behind G block near to route for airport from thalian interchange & you suggested to stay away from G block).

Hello,
Top City needs to acquire the open land behind C and F blocks in order to make this city, feel like a city. Otherwise it shall have to have a life with the rural surrounding along with its primitive atmosphere where animals and agrarian culture shall roam around. This would shun off the concept of Top city as smart city as well as a cosmopolitan swelling.
There should also be a capping on the price escalation because that allows benefits to a few and give losses to hundreds.
Top City management needs to put up a monthly price hike to be not more than 10%.
If the plots of Top city are left at the mercy of dealers and short time investors, then the top management of top city is responsible for not guarding the long term and gradual growth of this housing scheme.
Top city can simply put up a condition that would not allow any new buyers to hold the plot with him for at least one year before its resale.
That would automatically filter out the opportunists from this housing scheme and only genuine buyers shall be left, who would quickly habitat the landmark project in the shortest possible time.
The next resale of plot should be after one year only, which would then only allow the genuine and real buyers to pitch in.
The developmental speed is very slow. Currently services development is going in the B block only, which shall complete by end of this year 2016. Then the remaining 7 blocks of C, D,A, E, F, G and H, shall be attempted, that may require several more years.
There is a need to speed up the pace of developmental work, in all the sectors, at the same time, so that it should start competing with Bahria, PECHS and DHA.
can any one share the map of rout Plan of Kashmir Highway which is passing trough Mumtaz City and TopCity 1 ?

Top city is best housing project near Airport. Prices will be double in 2018 after the airport become operational in december 2017.
1) Metro Bus linked to airport have one stop in Top City in its route
2) Kashmir highway linked to airport also passing through top city.
3) Block ABCD possession is already given for construction of houses.
4) Best development according to latest trends
