After dealing with the impediments faced in the development of the disputed Kuri Model Village project, the Capital Development Authority (CDA) has finally taken up the construction work again and started taking possession of land. The civic authority has started razing built-up properties in the area to clear it for progress with the development work.
This is the second big step taken by the CDA in recent days, as it had also just started development work in the long-delayed Park Enclave project. According to a news source, the scheduled development in Park Enclave had fallen three years behind the deadline. My sympathies are with the Park Enclave investors, let’s hope that the development work will progress on priority basis.
In a recent meeting of the CDA Estate Management Wing with the CDA chairman in the chair, the impact of Park Enclave’s launch was discussed and at directions were given for possession of land in the Kuri Model Village. Almost 10 built-up properties in Kuri Model Village were demolished on October 17, which gives us the impression that the authority is really serious about the development work this time around. Fingers crossed.
We also learned that compensation payments would be made soon to affectees who will hand over possession to the CDA and will allow the authority to demolish their built-up properties. Not only that, they will also be given plots in the Kuri Model Village.
What woe for investors that the CDA had acquired 2,900 acres of land more than a decade ago, however, the landowners had not handed over possession, and the matter remained at the discretion of courts for a long time.
After the disposal of litigation issues in the court, the development work has finally started and the CDA seems to be taking concrete measures for the resurrection of its stalled projects including Park Enclave.
With this news, we can expect the prices of properties in Park Enclave and Kuri Model Village to display an uppish trend and activity to revive. According to my source of information, there is no development in the E-12. They bulldozed the land before Eid, however, actual development work has not been started as yet. The plots have been balloted. And a 4-marla plot ranges between Rs 3.2 million to Rs 3.5 million, while you can procure a 7-marla plot for Rs 7 to 8 million.
I also got to know that sale/purchase activity is also slow in the locality.

According to y source of information, Half of the F-17/2 is developed, while development work is underway in the other half. I also got to know, that there is a Jamia Mosque and a school there.
Main road, where there are 1-kanal plots, has been developed, while other small roads are also being constructed. The society already has approvals for gas and electricity, and the developer is offering underground electrification there.

Price of plots: As per prices are concerned, there was a boom in the society some time ago, however, the prices witnessed a drop recently.
Now the asking price of 1-kanal plots in F-17/2 is nearly Rs 7 million, while it is actually actual selling price ranges between Rs 6 million to 6.5 million.

Since the pace of development is slow in E-12, i suggest you to sell the plot and invest somewhere else. The development status of E-12 is not clear, and secondly, i was reading it lately that CDA was already going through a financial crunch.
So, my opinion to you is to sell this plot and liquidate your investment.

I know its out of context to inquire about Bahria Enclave 1 here but may be its in context also because Kuri Model Village boundary touch BE1. Can you check through your sources regarding possession of BE1, i have a 10 Marla plot in Sector F and is waiting anxiously for the possession as i have to construct house soon. I am presently living in a Govt house and my father’s retirement is due in 3 years time, do suggest to hold my plot in BE1 or sell it (In case possession is delayed ) and move to PWD or Pakistan town as i have only 2.5 years now ?

As per drop in price is concerned, the real estate sector on the whole has witnessed a price drop recently. And may be the political unrest in Pakistan is one of the reason.
Personally, i think that the prices would go up after political stability in our country.

Its much better to sale your plot and move around pwd Pakistan town or even media town is one of the best options available now a days. for now the rates are from 10 lacs to 15 lacs depending upon the exact file as other are some problems that many plots has already been sold to other parties on the earnest money.
If you purchase a plot from the allottee you have to pay half amount as the earnest money and the rest of the amount will be paid on the transfer.
Location of kurri
going from serena to shehzad town islamabad. kurri is right across shehzad town. The road going to kurri goes all the way to bahria enclave.
so its on a key location that its hardly 5kms from islamabad club and minutes away from bahria.
its a junction around societies like bahria,park enclave.

Margalla view housing scheme is a good society having a lot of potential now and in about next couple of years as it is on a better location than D18. Also 1 kanal in Awt is 50*90=500sq yards whereas in D17 one kanal is 60*90=600sq yards.Also their is not a single house built in Awt whereas in D17 we have a huge living which makes it further secure for living.
F-16
The society has not purchased the land of F-16(1-2-3)
Its a sector which is not in possession by the society and has no future plus couple of years back the society has imposed the development charges around 3-5,000rs/ square yard so its a dead investment where you don’t have any hope of outcome in near future.
Bahria Enclave
Its going downwards but in near future it will pay you back. its a great investment though for some reasons rates have fallen down it will definitely give you a handsome profit ..
DHA Valley
This is the right time to sale the plots its development is not expected in next 10 years as I know about it.
