Islamabad: The Capital Development Authority (CDA) has issued a strong warning against unauthorized housing schemes in Zone-4 of Islamabad, urging developers to halt all promotional and development activities immediately.
In a public notice, the Directorate of Regional Planning raised concerns over illegal advertising and marketing by sponsors of unapproved housing projects. The CDA clarified that any housing development in the area without prior approval is unlawful and violates the CDA Ordinance 1960, the Master Plan of Islamabad, and zoning regulations.

The authority specifically cited the ICT Zoning Regulation, 1992, and the ICT Building Control Regulation, 2020, warning that any deviation from these laws would lead to legal action. The notice also referenced S.R.O. 886 (I)23, stating that private housing or farm-housing schemes can only be developed by SECP-registered companies in designated Sub-Zones B and C.
To ensure compliance, the CDA has urged all sponsors of unauthorized projects to submit their layout plans for approval per planning standards and land-use regulations. Meanwhile, enforcement teams are already taking action against violators, with further legal steps expected against non-compliant developers.

The CDA has also advised the public to verify the legal status of housing schemes before investing to avoid financial risks. Director of Regional Planning Ejaz-ul-Hassan emphasized the importance of caution, reminding investors that unauthorized projects could face regulatory action at any time.
