With its superbly planned housing project Bahria Town Karachi (BTK), Bahria Town has certainly made a mark in the city by the sea. In this locality, development work is underway at a good pace and the developer keeps launching new projects within the premises from time to time.
Recently, Bahria Farm Houses – a project featuring 4,000-, 6,000-, and 8,000-square yard plots for farmhouses – was launched. Now, to increase BTK’s appeal among investors even more, the developer is set to launch Bahria Sports City.
Bahria Town has started marketing the project in newspapers. According to the adverts, Bahria Sports City will feature residential plots of 250 square yards, 500 square yards and 1,000 square yards. And that’s not all – the project will also feature 350-square yard luxury villas on a first-come, first-served basis.
The instalment plan, spread over 4 years, for residential plots is as follows.

As its name indicates, Bahria Sports City will satiate the appetite of those who have a certain corner reserved for sports in their life. It will feature a cricket stadium, a football ground, a grand gymnasium featuring tennis, squash, and badminton courts, international training academies, a go-cart track and cycling and jogging tracks.
Location
Bahria Sports City will be located in the centre of BTK and will be directly accessible from the 400-foot wide Jinnah Avenue, according to the advert.
Balloting
A Bahria Town official told Zameen.com that balloting of plots will be held after the first instalment has been paid by owners.
Development
Bahria Town has claimed that the project will be launched soon, but no specific date has been given in this regard. Development work will be started soon after launch, the Bahria Town official confirmed.
I personally think that Bahria Sports City is a project worth considering for investment. Do keep in mind that the project’s instalment plan spans 4 years, which means possession will be most likely be handed over after the completion of the plan. This makes it a long-term project for investment.
As mentioned in the beginning, BTK is a master-planned housing community with unmatched facilities. Although the project has been embroiled in a bit of a controversy lately, with Rangers’ claims about land having been allotted for Bahria Town for nominal rates by the Sindh government floating around, the locality is regaining its sheen with the passage of time. If any other controversies do not arise, prices will most likely increase. Let’s keep our fingers crossed.

People must not invest in any new venture by Bahria Town and I stongly suggest that authorities must bar the developer for proceeding further with any development unless they sort out their pending issues related to,
– Bahria Town – Phase-9 Rawalpindi
– Bahria Town – Lahore (Affected by ARR Project)
– Bahria Enclave – Islamabad
– DHA Valley – Islamabad
This is the only way to help buyers / Investors. If the relevant fail to take appropriate action,the supreme court must initiate a suo moto action to protect citizens from these money siphoning machines.

I am following your comments on this forum for quite long time and I feel your views are very rational and as per reality. Bahria is playing with people and I don’t know why people caught in such traps again. I personally had bad experience in Green Valley Lahore and Golf View Residencia Lahore and now I am not interested further at all.
People must learn from their own experience or experience of others without facing any loss, it is not necessary to learn from our own mistake only this is the reason these blogs exist to share the experience of each other.

Dear Shaid Sb., I have not stopped Mr. Kashif, rather suggested not to invest as the development has some issues which, in my opinion, may take longer than expected to get resolved. However, choice is with the one having money in his pocket. But, I reiterate to visit the site and investigate thoroughly, before investing.
Also including Bahria Icon irregularities i.e. distributing flats before booking has been announced.
I do not recommend to invest in any BT project in Islamabad, at least for another couple of years.
Do not Opt for an undeveloped plot either in Enclave-1 or 2. However, you can buy a developed one in Enclave-1, but this would be an expensive choice.
I “have” three 1-Kanal plots in BE-1 since July 2011. None of these have been developed or delivered in fact they do not even exist on the ground???? I also have a 4-Kanal plot in BE-1, still not delivered???

I was confused regarding investment in Bahria sports city karachi
i sold my 250 balloted plot to buy a 500 yard unballoted sue to some issues.
i havent bought any yet confused about investment.
some say BTK sports city is quite away from the main gate and will tak 5 -8 years to develop .
secondly i was optiing for 500 yard unballoted which will be easy to pay and also handy if the location is good so that i may buid my home.
your choice regarding villa or 500 yards plot?

BT is playing in a safe but a vigilant field in Karachi. The city being a hub is witnessing improved business activities and investments with the consistent betterment in peace and security situation.
Briefly, Sports city is not a bad investment. Just keep in mind that it may take another 4 to 5 years being ready for possession. BT has got all the resources and expertise to expedite, if they wish so.
Malik Riaz being close to both the political giants shall always have a firm support from the provincial and the local government as well. Therefore, a genuine buyer may proceed in “Support City” too.
However, you may have further investigations at your end before you buy. I also suggest to visit the site office, if possible.

File business is a bit complex and tricky. It always favor developers. They issue as much as file they can and continue hoarding funds for buying land and support their relevant projects.
If you have spare funds, yes. Weather a commercial or residential, BT Karachi shall earn you a decent profit during a couple of years from now.

At launching of this new scheme by Bahria Town, I must recall a famous Urdu quote:

Series of projects in Rawalpindi/Islamabad, Lahore and even in Karachi are pending since long and instead of completing those and satisfying the investors, they just announcing new projects just to grab the market. Investors are waiting for getting their returns back. Phase 8 Rawalpindi prices scaled down almost 50% during last one year and situation going worst day by day. I don’t understand where are those law makers and law enforcers at this very crucial time to ask BT for the new scheme.

As Usual People will loose hard earned money. Don’t invest in Bahria till project physically shown on ground.

Malik Sb., DHA valley is a long term investment, but safe. If you can wait until five years, then noting would be good like it. This is my honest opinion and no compulsion from my end, of course.
I am a small investor from karachi having two files of 125sqy old in BTK. I visited BTK yesterday and met few dealers regarding Bahria Sports City. On my way home, I concluded that:
1 – Old is gold in BTK
2 – Never think of buying sports city at the cost of old file that one can hold and nourish (i.e. Pay installments)
3 – Current boundary of BTK covers not more than 20~25% of the land bahria has acquired, therefore any big project like Sports City is likely to fall outside of the current map; most probably to the end which means more than 25km from main gate.
4 – If sports city was anywhere before proposed site of bahria university in current map, 250sqy should have been priced around 5 million or the installment plan was not for more than 2 years.
That’s how i see bahria sports city.
