Bahria Town Karachi (BTK) will be launching a new project soon, i.e. Bahria Paradise. Initial details about the project were disseminated through registered Bahria Town dealers on April 10.
The project comes at an interesting time since DHA City Karachi (DCK) only recently launched a new deal. Both the projects offer strong property options, and both are names that are well known in the market. It remains to be seen how investors react.
According to registered dealers, the pre-booking for Bahria Paradise plots has started and there is already an asking profit of PKR 100,000 to PKR 200,000 on these plots and villas even though the project has not seen an official launch yet.
I got in touch with Bahria Town and found out that the developer is indeed looking to launch the project by the end of this month. While some of my sources have suggested that the project will be launched on April 27, Bahria Town’s management remained mum on the exact date.
What’s on the menu
According to my sources, the Bahria Paradise project will be located adjacent to Precinct 16 near the Jamia Masjid, in BTK. It will feature 250-yard2, 500-yard2 and 1,000-yard2 residential plots, along with 500 yard2 villas. It should be noted here that Bahria Town hasn’t officially started marketing the project. Nonetheless, its registered dealers certainly have.
Reportedly, these plots and villas will be offered through a four-year instalment plan. And in order to book a confirmed plot or villa through the registered dealers you will be required to pay something between PKR 100,000 and PKR 200,000 cash in exchange for a receiving receipt.
Paying this amount means that your booking for Bahria Paradise has been confirmed. In simple words, as and when Bahria Town holds a ballot for Bahria Paradise, the names of the people who pre-booked their plots will be included in the list of successful applicants.
If the launch date is correct, Bahria Town will invite applications for the new project, hold balloting later and begin with the payment plan. Meanwhile, the investors cum traders cum real estate agents will start flipping the booking forms, and soon there will be an even higher asking profit on these forms. Word about this new project has already reached short-term investors, who should by now be prepared to start the form-flipping game in Bahria Town Karachi once again.
What to expect
I have no doubt that BTK will develop this project, deliver it at the promised time and according to the promised standards.
I am waiting for the final payment plan, the official rates of residential plots and villas, and related details about the project before I analyse it further. However, what I do know is that the project is huge and will have a good number of plots to entertain property traders. Meanwhile, an unconfirmed payment plan is available in the market right now. Secondly, Prices mentioned needs some corrections.
250 Sq Yards : 59.25 Lacs
500 Sq Yards : 95 Lacs
1000 Sq Yards : 172.50 Lacs
500 Sq Yards Villa : 384 Lacs
As per mentioned location, it seems better than Sports City.
By the way 60 lacs for 250 sq yrds is extremely high price. BTK has gone crazy… I think every now and then launching new project with higher price rates is just to raise prices of other precicts. Manipulating market…

BTK Paradise confirmed prices from London office starting from 6 Million rupee (10 Marla). The reason for high prices in my view is a very cunning move by the developer, Who developed his first phase and now launching 3rd phase adjacent and in parallel to 1st phase. And prices in 1st phase are around 6 Million, thats why they have proposed the same starting price of the locality.
In my view it could be a new trend for other developers to start with a phase and develop it in long distance and then launch new phases parallel to the developed phases to gain more profits..
BT has lost its credibility after what they have done with BT Sector F and Green Valley in Lahore. They have used investors'(green valley) money for so many years than return their money and launched a project with different name( Orchard4) with higher prices on the same site.
Same kind of tactics can happen to Karachi investors with subsequent projects.
BT became unpredictable, surprised that you have no doubt that BT will deliver this project, any reason for this confidence?
Not only Sector-F and Green Valley…
Civic Center and Golf View Recidencia are also example where Bahria failed to deliver and using hard-earned investment of others for other projects.

Agreed to Mr. Asif. Bahria has yet to develop many precincts of the initial BTK booking of 2013. Then, there’s this Bahria Sports City which was booked in 2016 and hardly 10% developed. Now, bahria is trying to sell paradise to the naive investors and promise to handover in 4 years while some of the old btk precincts are not even on map. Shameful practices…..

Bahria Town strategy is Launch a Project Successfull then Announce another Project and show previous project was successfull and lure investors into new project then after geting money from the investors delay that project and cancel that project and mean while get land from that money elsewhere and laucnh a new project.

BTK is losing its credibility day by day.More than 20K people who have been paying their installments for the last three years are still waiting for the balloting while Bahria is coming up with new project every few months and allotting land on exorbitant prices while the original applicants still waiting. Secondly with only a year to go Bahria will only be able to give possession in less than 10% of precinct in Phase 1. Unfortunately, Greed has no limits in Bahria.
Bahria Orchard Lahore and BT Lahore are dead for many months
In Karachi new projects are on the way with very high pace and in Lahore every day strikes in orchard office and in front of malik riaz house.
Same thing happened few years back in Lahore means one after the other new project announced but when and where is always questionable
still lot of projects in Lahore are due to deliver but according to bahria, the government is not allowing them to work and if in near future sindh government will change then any one can explain the fate of bahria town Karachi?
One side of picture is that that bahria is announcing new projects in Karachi and the other side is that their offices and farm houses are choking almost every day in Lahore due to their fake commitments.
Same thing happened a few years back when they have to collect money to launch Karachi project( new projects one after the other in Lahore).
now according to bahria nawaz government is not allowing them to work in Lahore so being optimistic if sindh government will change in Karachi then any one can explain the fate if Karachi projects?

Prefer to avoid Bahria at this stage as it is quite similar to sector F story.

Why should we only compare Bahria Paradise with Precinct-16 only? We all know bahria paradise will start behind Precinct-16 and then will go till end of Bahria Sports City. Seeing Bahria’s policy to oblige big dealers, i can even bet that the best plots (near precinct16) will be allotted to dealers and general public will only get the left over near sports city. It’s sure going to be in negative right from the beginning.
