Real estate circles have been buzzing for a while about Bahawalpur’s rising real estate value because of Defence Housing Authority’s (DHA) entry into the scene. DHA is now turning up the heat a little bit more by introducing DHA Villas to the city.
According to initial details shared exclusively with Zameen.com, these villas will occupy a prestigious location in DHA Bahawalpur Phase I on the 250-feet wide Main Boulevard, which is over 70% complete. DHA will be launching a formal marketing campaign for the project soon.
As per my information, DHA will be introducing 6-marla, 9-marla and 12-marla villas soon. The 12-marla units are being offered with two options i.e. single and double units. Both the 6- and 9-marla villas will feature three bedrooms, while the 9-marla unit, depending on the individual demand, can be fitted with an additional bedroom. Along with a brilliant floorplan, beautiful elevation, and excellent utilisation of space, DHA Villas are set to become the hottest place to live in Bahawalpur.
Details on the payment plan have not yet been released by DHA, but what we do know is that DHA will be offering the units on a convenient two-year payment plan.
In addition to that, the booking amount is also expected to be reasonable at 10%. The villas’ market price is also very competitive at approximately PKR 7 million, PKR 8.5 million and PKR 9.9 million for 6-marla, 9-marla and 12-marla villas, respectively. Most importantly, DHA might only be giving investors two weeks to file applications for these units.
Most important of all, possession for these villas will be offered in 18 months, making them a great investment opportunity, which could possibly fetch massive gains in the future.

It has been launched. The project is now awaiting balloting for plot numbers. Rumour has that the balloting might take place by the end of this year.
DHA Bahawalpur is a unique project in more than one ways. They got most of the land almost free from government. It became the first DHA project that could be traded in Lahore, Karachi and Islamabad. Here, DHA would have to work hard to make it a success. Bahawalpur is a small city with agriculture based economy but his big repute based on better educational facilities, cleanliness and peaceful atmosphere. Local people have very limited disposable income. The prices mentioned are higher than existing prices in major towns of the city.
I do not know when DHA Multan will stop “baby sitting” DHA Bahawalpur; this Villas project was learnt to be coming to Multan about 6 months back and perhaps got moved to Bahawalpur because that “baby” was crying. DHA Multan’s launching has been postponed several times to give a boost to Bahawalpur. The “Bahawalpur Baby” is now growing and can take care of itself. But, honestly speaking everyone is having “piece of cake”, Investors are making money as File prices keep shooting up in Multan and DHA keep revising their launching price. So as of now every one is getting “best of both worlds”. When launched, another phase will start in Multan and that is sale of Installment files. So Investors, keep enjoying and keep investing:)
